Responsibilities :
- Greets all visitors interested in leasing and assesses whether the community meets the potential renters' qualifications
- Provides prospective renters with information about the apartments and the community and schedules tours
- Accurately and efficiently prepares and assists with all leasing paperwork, including applications, lease agreements, and employment, credit, and background checks, as well as move-in packets
- Effectively explains all lease agreements and community policies to both new and current residents
- Collects security deposits, rent, and any other fees associated with the leasing process
- Maintains comprehensive knowledge of all aspects of the community, particularly regarding rent and pricing information, vacancies, availability, lease expirations, amenities, and square footage
- Completes market surveys as requested by the Property Manager, monitors area trends, and stays informed about the needs of prospective renters. Maintains a friendly working relationship with the leasing staff of neighboring communities
- Keeps track of unit statuses and availability, proactively monitoring current and future vacancies to address occupancy needs. Analyzes issues with apartments that are slow to lease and offers recommendations to the Property Manager
- Regularly inspects vacant apartments to ensure they are “tour ready”
- Supports the overall marketing efforts of the Property Manager by providing input and suggestions regarding promotions, advertisements, and various marketing strategies. Consistently prepares and posts content on social media accounts on behalf of the communities
- Assists in implementing resident retention and renewal programs
- Engages with the local business community as needed and develops a rapport with residents
- Responsible for leasing apartments at an acceptable percentage of total prospects, as determined by the Property Manager
- Understands and complies with Fair Housing Laws
- Ensures curb appeal and community appearance are acceptable by visiting the property for inspections. Reports any issues to the Property Manager and creates service orders for necessary repairs
- Creates and monitors all service orders, including coordinating daily tasks, communicating with the maintenance department, creating follow-up service orders, informing residents of any delays, ordering supplies from vendors, and scheduling subcontractors. Keeps the Property Manager updated on any issues related to service orders
- Stays informed about the ordering needs in the office and maintenance department, reporting order requests to the Property Manager or processing them through purchase orders
- Communicates with all residents in a friendly and professional manner, performing follow-up activities to establish and maintain positive relationships with them
- Enters and tracks all receivables and payables, keeps rental accounts updated in the software system, maintains all files, and responds to phone calls, voicemails, emails, text messages, live chats, social media direct messages, and Google reviews
- Assists with all aspects of turnover, including inspecting and taking photos of apartments, creating service orders, scheduling subcontractors, tracking unit progress, setting up furniture, ordering and picking up supplies, and handling minor service orders when necessary
- Accompanies vendors, subcontractors, mortgage field inspectors, and code officers to the properties and apartments as needed
- Transports prospective renters, subcontractors, or inspectors via personal vehicle throughout the property grounds and may run errands when necessary
- Maintains the cleanliness of the rental office at least once a week
- Maintains open and consistent communication with the Property Manager and coworkers, contributing to a positive and friendly work environment

Work Schedule :
Full time, Monday-Friday, 8 : 00am-4 : 30pm summer hours 7 : 30am-4 : 00pm, mid-May through early-July only
Occasional weekends, depending on rental and tour needs
August apartment turnover, MANDATORY overtime which includes Saturdays and Sundays, and no time off during the turnover period the turnover period runs from mid-July through the end of August.
