What are the responsibilities and job description for the Apartment Complex Manager position at Parkview Apartments?
Looking for experienced on-site Apartment Complex Manager for 72-unit complex (built in 1973) in North Portland. Pay is a monthly salary or fulltime hourly, plus rent for the on-site manager's unit.
Apartment management experience within the City of Portland and with Section 8 tenants is desirable. At least 2 years experience as the lead property manager of a complex in Oregon is a minimum requirement.
The job includes all aspects of managing the complex, including collecting rent, working with the maintenance man on the renovation of vacancies or "make-readies," showing and leasing up vacant units, managing the advertising, getting the landscaping done, getting repairs done, dealing with tenant's issues, relaying work orders to the maintenance man and whatever else is necessary to the successful management of a large, older complex with 70 tenants.
The office is located within (but is not part of) the manager's unit and is accessed via its own exterior doorway. The manager may keep some office hours but those are not rigid; you must make yourself available by phone or be willing to make appointments with tenants, if necessary, most work hours.
There is no management company; you report directly to the owner, who lives parttime in one of the units onsite and will be hands-on with major projects, important decisions, online billpaying, setting rents, being sure proper rent collection, including evictions (which are done by a law firm), is happening and other issues.
