Job Summary/Overview
The Afterhours Assistant Superintendent Nightshift will work a flexible schedule which may include evenings, overnight, and/or weekends. This position is responsible for the triage of emergency issues that arise in the community during this time. They will need to assess, inspect, create service tickets, and effectively transition service-related items to the appropriate personnel when required. They will also provide support to other departments through documentation, photos, and reports. May prepare and stage materials and equipment for the following day's use. This position will provide additional continued janitorial support to SCA Facilities.
Essential Duties and responsibilities

- Ability to plan and coordinate various service related and maintenance tasks
- Create and/or close out Jenark service tickets.
- Responsible for emergency calls while on shift
- Responsible for emergency calls related to the rentals department and ability to escalate when required
- Attend company safety meetings
- Secure all access points at Parkway Maintenance and/or SCA as required
- General understanding of reclaimed pump house related functions under supervised direction
- Conduct property inspections to maintain consistency throughout the community and identify any life- safety issues
- Post notices and bulletins as needed/assigned
- Correct or notify appropriate department to correct conditions that fall below established standards
- Investigate, inspect, and correct issues as directed by the general/operations manager(s) and/or association
- Documents, via photos/observations, and compiles reports for forwarding to the appropriate department personnel
- Assist in emergency situations as needed
- Setup and/or remove barricades, traffic cones, or similar
- Performs fire watch duties when required
- Provide backup janitorial support to SCA Recreation Facilities on a regular basis
- Provide for all requests or emergency water on/off as scheduled during shift
- Assist in accident/incident reporting as requested, assigned, or needed
- Performing other tasks as assigned

In addition to the responsibilities described above, the role may include such other responsibilities and duties as assigned from time to time, based upon Parkways needs or requirements.

Working conditions
The working conditions described are typical of those an employee encounters while performing the essential functions of the job. Typical assignments frequently require that work be completed outdoors in a variety of weather conditions. Exposure to dirt, dust, fumes and construction debris is routine and will often require the use of personal protective gear. Some jobs might require use of ladders and scaffolds. Some jobs require an employee to work around various types of construction equipment which can result in hazardous work environments.
Physical requirements
Physical demands are those of a property management site environment. While performing the duties of this job, the individual will:
- Occasionally be required to reach with hands and arms, balance, stoop, kneel or crouch
- Regularly be required to stand for prolonged periods, walk, and lift up to 50 pounds
- Occasionally be required to climb ladders
- Work outdoors in all kinds of weather conditions, including extreme heat
- Be required to speak and hear
- Exposure to blood, bodily fluids/tissues, although situations can be imagined or hypothesized under which anyone, anywhere might encounter potential exposure to bodily fluids

Qualifications (Education, Experience, Technical Skills) Education and Training:
- High School Diploma or GED equivalent
- Able to read, write and understand English. Bilingual preferred
- Communication both written and verbal and/or conflict communication skills
- Problem solving skills
- Ability to multi-task
- Good time management and follow up skills
- Ability to work independently and within a team
- Honesty and Integrity
- Must have exemplary attendance
Technical Requirements:
- Valid Florida driver's license
- Competent in Microsoft Word, Excel, Outlook, and Power point
- General knowledge of properties irrigation and potable water distribution systems and drawings
- General knowledge and understanding of basic construction, utilities, and plumbing
- Ability to operate a backhoe/mini-excavator, pumps, and other equipment
Certifications or Licenses
None, however Up-to-date CPR/AED - OSHA training helpful.
