Job Summary/Overview
This position is responsible for providing technical assistance in the maintenance, repair and modernization of elevators for On Top of The World Clearwater Communities.
Essential Duties and Responsibilities

- Provides technical direction and assistance to elevator personnel in adjusting and troubleshooting malfunctions of complex elevator control systems.
- Identifies and corrects malfunctions, analyzes and develops solutions to problems with complex mechanical, electrical and electronic circuits on various types of elevator equipment,
- Performs technical inspections and repairs of elevator equipment and systems to ensure conformity with maintenance standards, recommending adjustments as necessary to preserve equipment integrity or react to changing operation conditions.
- Conducts thorough hands-on investigations and inquiries into equipment or system failures and problem installations. Analyzes the effectiveness of preventive maintenance practices and recommends necessary improvements in practices.
- Ensures technical requirements for redesigned equipment are properly documented. Provide necessary field training.
- Coordinate certified inspectors and pull necessary permits for field inspections on installed equipment to ensure equipment is performing efficiently and to predetermined specifications.
- Prepare timely reports, as may be required on general system or equipment problems, replacement parts and equipment performance standards.
- This position will act as lead and mentor in guiding and training personnel.
- Coordinate with department heads regarding equipment performance and in the management of emergencies.
- This position may be required to respond to emergencies after hours on occasion.
- Maintain appropriate inventory to ensure sufficient supplies for repairs and equipment maintenance, ordering supplies as needed.
- Complies with established rules/regulations.
- Responsibilities include training new employees; planning, assigning and directing work; interacting with vendors; addressing complaints and resolving problems.
This position requires knowledge/experience of electronics, hydraulics, and electricity because a large part of maintenance and repair work is troubleshooting. Most elevators have computerized control systems, resulting in more complex troubleshooting.
Qualifications
Knowledge, Skills and Abilities
- Ability to troubleshoot complex systems down to component level and make necessary adjustments and repairs to all elevator systems.
- Ability to maintain understanding of current elevator codes and local Jurisdiction codes, trends, policies, procedures and techniques of the elevator trade.
- Ability to plan and lay out the installation, modification, repair of various, complex elevator systems, and equipment and to properly test completed installations with little or no supervision.
- Ability to instruct and review the work of Technicians with less experience.
- Ability to communicate effectively.
Qualifications (Education, Experience, Technical Skills)
- A minimum High school graduate or equivalent.
- Certified Elevator Technicians License (State Certification)
- Ten (10) plus years of recent, active and progressively responsible experience in the elevator industry in maintenance and service or repair as an elevator technician/mechanic. The Four (4) year Apprenticeship will count towards the ten (10) plus years of total experience.
- Prior experience with advanced troubleshooting and diagnostics needed.
