Building Maintenance Technician

Position: Building Maintenance Technician Location: Houston, TX Division: Property Management Reports to: Chief Building Engineer Position Summary: We are seeking a reliable and experienced Building Maintenance Technician to join our team. The ideal candidate will be responsible for performing preventive maintenance, troubleshooting, and repairing equipment in our commercial properties, including industrial, office, and retail assets. This role requires a proactive, detail-oriented individual who can work independently, while ensuring all systems and equipment are functioning optimally and meeting safety standards.

Key Responsibilities

• Perform scheduled preventive maintenance on building systems and equipment to ensure optimal performance.
• Troubleshoot and repair equipment as needed, ensuring efficient operation.
• Test equipment after repairs or servicing to verify acceptability and proper functionality.
• Conduct electrical repairs and installations to meet applicable codes and safety regulations.
• Perform plumbing repairs and installations to meet applicable codes and safety regulations.
• Install and maintain conduit and wiring for new equipment or repair existing systems as required.
• Install piping, hoses, and tubing for air, hydraulic, and water systems as needed.
• Read and interpret electrical, hydraulic, and mechanical drawings and schematics to carry out repairs and installations.
• Perform all tasks with minimal supervision, ensuring quality and adherence to procedures.
• Follow work instructions, specifications, and requirements to maintain safety and quality standards.
• Comply with all company rules, policies, and procedures to ensure a safe and efficient work environment.
• Adhere to all company safety guidelines and maintain a safe working environment.
• Other duties as assigned by the Chief Engineer.
  
  

Requirements:

• High School diploma or equivalent is required.
• Minimum of 5 years of maintenance and repair experience, ideally within commercial real estate (industrial, office, or retail).
• Coursework in mechanics, electrical, electronics, or related fields from a high school, technical, or community college.
• Ability to read, write, and speak English fluently.
• Must be able to lift and move objects up to 50 lbs. and push/pull up to 75 lbs.
• Strong understanding of building systems, electrical and plumbing codes, and safety protocols.
• Ability to understand and execute instructions efficiently and effectively.
• Excellent problem-solving skills and attention to detail.
• Strong communication and interpersonal skills to work collaboratively with team members and tenants.
