PROPERTY MANAGER
Partners is seeking a Property Manager to join our winning team at our San Antonio office. Responsible for the management and oversight of a significant commercial portfolio and serving as the point person on tenant and vendor relationships, you’ll provide exemplary property management services for a portfolio of assets to include accounts receivable and payable functions, general administrative support, customer service and vendor relations.

WHAT YOU’LL DO
- Provide overall property management leadership through the development and interpretation of policies and programs, coordination of information flow and property management strategy.
- Provide direction and leadership to Property Management staff, promoting reasonable career paths associated with property management professionals.
- Maintain and negotiate vendor contracts.
- Ensure tenant and vendor certificate of insurance is maintained.
- Creation and presentation of annual operating budget inclusive of income, future looking capital expenditures to ownership.
- Track budget variances and ensure smooth recovery process.
- Complete operating expense calculations as per lease agreements.
- Ensure the rent collection process is followed and any collections issues are escalated as per the ownership directive.
- Oversee the billing process including payment of invoices and disbursement of funds.
- Monitor cash flow and cash requirements to ensure efficient use of cash.
- Oversee preparation of reports and other documents for the owner in accordance with the management agreement and departmental requirements.
- Support prompt collection of management fees and reimbursements to overhead.
- Maintain interface with third-party owners, ensuring total contract compliance, and accurate and timely reporting.
- Resolve tenant relations issues to ensure their satisfaction.
- Perform regular property inspections with staff.
- Oversee construction projects with Construction Manager, including approving construction contract and invoices.
- Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives.
- Work with Brokerage team to provide quotes / insights for lease renewals and new leases, ensuring compliance with lease before transferring premises.
- Provide leadership for the onboarding and offboarding of third-party accounts ensuring compliance with Partners policies and procedures.
