Job Overview:
Performs a variety of routine and basic maintenance/repair tasks either singularly or in any combination with someone in a 186 apartment complex. The repairs are in the following areas: masonry, plastering, carpentry, painting, plumbing, steam fitting, sheet metal, electrical, glazing, and mechanical; does related work as required. In addition, the employee will be required to perform janitorial duties on an as available or needed basis.
GENERAL DUTIES:
Ø Performs the routine work involved in repairing sheet rock or concrete structures.
Ø Repairs plastered walls and ceilings.
Ø Prepares and paints interior and exterior surfaces consisting of metal, wood, and/or masonry.
Ø Performs general plumbing services such as replacing washers, gaskets. and toilet units.
Ø Repairs leaks in pipes and stoppages.
Ø Repairs roofs, drain boards, rainspouts, and so forth, using general sheet metal techniques.
Ø Performs general electrical maintenance such as replacing light bulbs, fuses, wall plates, switches, and fixture cards.
Ø Replaces or repairs windows, door locks, cabinets.
Ø Performs general maintenance on equipment and vehicles such as changing lubricants and refueling.
Ø Cleans tools and equipment.
Ø Maintains records.
Ø Fires and maintains low pressure boilers. Employer will pay for certification and license.
Ø Performs routine operation checks on blowers, motors, and regulators, and reports malfunctions immediately.
Ø May be required to learn to utilize various types of electronic and/or manual recording and computerized information systems used by the agency, office, or related units.
REQUIREMENTS:
LICENSES:
Applicants must possess or should be able to obtain an employer paid for Low Pressure License (also referred to as a “Black Seal Operator's License - Low Pressure") issued by the New Jersey Department of Labor.
Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position.
KNOWLEDGE AND ABILITIES:
Ø Knowledge of the standards tools, materials, methods, and practices involved in performing general maintenance and repair work.
Ø Knowledge of the occupational hazards and safety precautions involved in performing general maintenance and repair work.
Ø Knowledge of the maintenance involved for a low pressure boiler room operation.
Ø Ability to understand, remember and carry out oral and written instructions.
Ø Ability to exercise safety precautions in the work area.
Ø Ability to obtain, store, safeguard, distribute, and properly use equipment, materials, and supplies.
Ø Ability to maintain essential records.
Ø Ability to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.
Ø Ability to read, write, speak, understand, or communicate in English sufficiently to perform the duties of the position. American Sign Language or Braille may also be considered as acceptable forms of communication.
Job Type: Full-time
Pay: $20.00 - $25.00 per hour
