SUMMARY Responsible for accounts receivable, leasing, and maintaining positive resident relations.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. *Understand and use the lease management software. *Accept and post rental payments and make deposits within 24 hours of receipts. *Monitor late payments, post late charges, send out notices and inform Community Manager. *Process NSF checks in accordance with company profile and maintain NSF file. *Follow up on delinquencies. *Process all move outs in a timely basis. *Ensure that all administrative work is prepared in a timely and accurate manner. *Utilize property supplies and equipment economically. *Prepare leases, gather information pertaining to applicant history, ensure that move in paperwork is complete. *Provide general clerical assistance to the property. *Maintain accurate records of lease renewals, new leases, and delinquencies and distribute to Community Manager. *Greet prospective residents and qualify them using the criteria provided. *Conduct property tours including the models, target units, amenities and close the sale when Leasing is unavailable. *Inform prospective tenants of availability of nearby shopping malls, recreational facilities, and public transportation. *Process applications for approval via credit check based on the criteria provided. Inform the Community Manager of a qualified/unqualified applicants. Inform Leasing of the applicant status. *Follow up on assigned prospects who did not lease in the absence of Leasing. *Complete and explain new move in paperwork to residents in the absence of Leasing. *Assist in ensuring that the apartment is ready for move in. *Monitor and secure renewals; submit to Community Manager for approval. *Distribute all property and company issued notices. *Complete service requests immediately and inform the maintenance team. *Answer all questions regarding rents, policies, rules, activities, etc. Follow up in timely manner if you are unable to respond immediately. *Consistently enforce the community policies. *Advise residents of the current referral program. *Assist in the distribution of newsletters, flyers, and brochures. *Assist with and support Activities Department with resident events as requested. *Operate golf cart within golf cart policy guidelines. *Follow all safety procedures.

EDUCATION and/or EXPERIENCE Associate degree (AA) or equivalent from two year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percentage and to draw and interpret bar graphs.

REASONING ABILITY Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems in standardized situations.

PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand, sit, reach with hands and arms, and climb stairs. The employee is occasionally required to stoop, kneel, crouch, or crawl. The employee must be able to lift up to 10 pounds. The employee must have normal range of vision to complete paperwork.

WORK ENVIRONMENT The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions and moving mechanical parts. The noise level in the work environment is usually moderate.

SPECIAL REQUIREMENTS Must have reliable transportation. This positon will require periodic travel by automobile to handle work relate items. Must be able to pass a pre-employment drug test, criminal background check, and employment verification. Must promote Carefree Senior Living in a positive way.

Job Type: Full-time

Pay: $17.00 - $18.00 per hour
