JOB SUMMARY:
Maintenance Equipment Operators operate heavy equipment used in managing maintenance tasks for the parking operation related to moving heavy items, snow removal duties, and maintaining clean parking structures and lots with use of power washing equipment and street sweeper. Maintenance Equipment Operators also conduct general housekeeping and janitorial duties, ensuring the parking facilities remain bright and clean. This is a nonexempt hourly position that reports directly to the Maintenance Manager’s.
ESSENTIAL FUNCTIONS:
- Regularly operate street sweeper/scrubber to clean parking structure drive lanes, and parking areas.
- Operate tool cat for multiple functions as needed.
- Operate high pressure washing equipment during semiannual pressure washing of all structures and as needed.
- Operate salt spreaders on ice and snow as needed.
- Operate snowplow in parking structures and lots to remove snow as needed.
- Responses to radio calls in a timely manner.
- Sweep garages and lots including but not limited to curbs, stairs, walkways, elevators/elevator tracks, expansion joints, and drive lanes.
- Empty trash cans and install new can liners.
- Clean vomit, urine, feces, and blood in a timely manner using company approved supplies and personal protective equipment (PPE).
- Mop elevators, elevator landings, and other areas as needed using company approved supplies and PPE.
- Safely operate company vehicles and equipment, maintaining an acceptable and clean driving record that meets company policy.
- Perform regular structure and lot tours.
- Snow and ice shoveling as required.
- Remove trash and debris from drive lanes, curbs, walkways, stairs
- Clean 911 boxes, signage, and window ledges using company approved supplies.
- Remove cobwebs in stairwell corners and around light fixtures.
- Remove graffiti as needed and perform paint touch up.
- Painting areas in the structure, stairwells, bathrooms, office walls.
- Complete work orders assigned through Fiix software.
- Respond to elevator problems and reset as needed.
- Snow removal duties including but not limited to shoveling, scrapping, and applying mag salt as needed.
- Replace light bulbs as needed.
- Assist with power washing as needed.
- Other duties as assigned.
WORKING CONDITIONS AND ENVIRONMENT:
Maintenance employees work up to 90% of the time outside and should be able to lift up to 50 pounds on a regular basis. Repetitive use of hands, grasping and holding tools, extensive walking, standing, bending, reaching, crouching, grasping, twisting, and stair climbing. Position regular works with various cleaning solvents, and hazardous substances for removal of graffiti, cleaning, painting, and other applications. Environmental conditions include working in the weather of all types. Capable of working in extreme cold, heat, and high wind conditions for extended periods.

- Evening Shift – Tuesday - Saturday 3:00pm to 11:30pm
