MAIN OBJECTIVES:
The Operations Area Managers assists the Senior Operations Manager in overseeing the day-to-day operations for the off-street sector of the Ann Arbor municipal parking system. This position has responsibility to revenue, assets, procurement, janitorial duties, staffing, and parking hardware and software for eight parking structures and three open parking lots. This position has up to 40 direct reports consisting of hourly field employees. This position reports to the Senior Operations Manager.
ESSENTIAL JOB RESPONSIBILITIES:
- Ensure Parking, Access, Revenue, Control, System (PARCS) equipment is functioning properly.
- Trouble shoot PARCS issues with urgency with a high focus on minimizing downtime, lost revenue, and focus on customer service.
- Schedule and coordinate regular revenue collection and change refill for pay stations as needed.
- Maintain staffing levels per plan/budget by recruiting, interviewing, hiring, and training employees as needed.
- Schedule and coordinate change orders with the bank in compliance with company policy.
- Perform regular bank deposits in compliance with company policy.
- Maintain adequate inventory of PARCS supplies on site including but not limited to thermos receipt paper/tickets, way finding brochures, and preventative maintenance materials.
- Schedule and coordinate regular preventative maintenance of PARCS equipment including but not limited to pay in lanes, pay on foot, ticket dispensers, gates, and fee machines/cashier booths.
- Visually verify adequate signage is in place and in good working condition to include but not limited to programmable count signs, rate signs, way finding signs, and customer courtesy information signs.
- Ensure parker compliance with parking rules and apply corrective action per company policy.
- Maintain fully operational command center including trained and knowledgeable staff, intercom system, phones, and CCTV/DVR.
- Conduct regular tours of structures and lots and ensure clean, neat, safe standards are in place.
- Conduct regular and routine training with staff.
- Provide direction, task instruction, and follow-up to employees.
- Implement corrective solutions to minimize loss.
- Maintain current standard operating procedures.
- Communicate regularly and as needed with key stakeholders both verbally as well as email.
- Utilize computers and software programs to manage parking equipment and task management including Park Smart and Fiix.
- Hold employees accountable to job performance.
- Maintain regular servicing of company vehicles.
- Other duties as assigned.
JOB SETTING:
The incumbent in this position will work up to eighty percent of the time in parking structures and lots. At times the incumbent will be exposed to outside weather elements including heat, cold, rain, wind, and snow. Incumbent in this position will at times be required to lift up to 50 lbs. and conduct regular bending and kneeling.
