Job Description: Property Manager (100-200 Units)

This is a full-time position that is responsible for the successful marketing, leasing, and retention of their assigned communities.
In this position, employees must be able to demonstrate firsthand experience to execute these key responsibilities, work behaviors and characteristics:
Key Responsibilities with direction from the regional or division president:
Resident Retention:
- Proactively respond to residents’ concerns, complaints, and maintenance requests to foster a positive living environment.
- Oversee lease renewals efficiently and implement resident retention strategies to maintain high occupancy rates.
- Facilitate open and clear communication between residents and management.
Property Maintenance:
- Conduct routine inspections of the property to maintain cleanliness, safety, and high-quality standards.
- Coordinate with vendors and staff to ensure all maintenance and repair tasks are completed in a timely and quality manner.
- Ensure that turned units are move-in ready and that maintenance issues are addressed promptly.
- Collaborate with the maintenance supervisor to manage resident requests and preventative maintenance schedules.
Financial Management:
- Collect rent and manage delinquency processes, including evictions when necessary.
- Oversee the processing of invoices, financial reporting, and budget preparation.
- Monitor operating expenses, reconcile accounts, and review financials monthly with leadership.
- Audit resident charges and ensure all revenue is accurately billed and accounted for.
Lease Management:
- Oversee the full leasing process, including showing units, processing applications, and executing lease agreements.
- Ensure accurate and up-to-date lease files and conduct regular audits.
- Screen potential residents and conduct thorough background checks.
Marketing/Leasing:
- Develop and implement marketing strategies to attract prospective tenants, utilizing both online and offline marketing methods.
- Monitor lead-to-lease conversion and ensure all prospective leads are followed up with daily.
- Ensure the property’s website, advertising content, signage, and marketing collateral are up to date and effective.
- Complete monthly and quarterly marketing action plans and update market surveys as needed.
- Complete outreach monthly, or more, if needed.
Administrative Duties:
- Maintain accurate and up-to-date records, including property files, leases, payments, and maintenance logs.
- Ensure compliance with all local, state, and federal laws, including Fair Housing regulations.
Vendor Management:
- Negotiate contracts and maintain relationships with service providers, vendors, and contractors.
- Oversee the quality and timeliness of work performed by external vendors and ensure they meet property standards.
Emergency Response:
- Respond promptly to emergency situations such as plumbing issues, power outages, or other urgent matters.
- Implement and manage the property’s emergency preparedness plans.
Property Inspections:
- Complete daily checklists for property maintenance, including common areas, amenities, and model units.
- Conduct regular inspections of the property to ensure adherence to the Quarterly Audit Checklist.
Resident-Focused Community Engagement:
- Foster a sense of community by organizing events or initiatives for residents, creating a positive living environment.
- Actively engage with residents to enhance their experience and address their needs.
Legal Compliance:
- Stay up to date with local, state, and federal property management laws and ensure the property complies with all legal requirements.

Additional Requirements:
- Proficiency in Yardi Suite of products and Microsoft Office applications.
- Knowledge of Fair Housing regulations and other industry standards.
- Ability to work weekends.
- 4 years of real estate marketing and/or leasing experience.
- Property management industry certifications or a college degree are preferred.
Physical Characteristics:
- Office-based with occasional property tours and resident interactions.
- Valid driver’s license and insurability for company vehicles.
- Ability to walk moderate distances across the property and climb stairs as needed.
