About the Role:
The Porter/Groundskeeper is responsible for maintaining the cleanliness, safety, and aesthetic appeal of the property’s grounds, landscaping, and common areas. This role supports the service team by ensuring a welcoming and well-kept environment for residents, visitors, and staff.
Qualifications:
- Experience in landscaping, groundskeeping, or general maintenance is a plus.
- Ability to work outdoors in varying weather conditions.
- Strong attention to detail and commitment to safety standards.
- General knowledge of Fair Housing laws and the ability to follow relevant regulations.
- Proficiency in using hand tools, power tools, and specialized equipment for maintenance tasks.
- Strong organizational skills to handle multiple tasks, prioritize work orders, and ensure timely completion of repairs.
- Must be able to stand, walk, climb, kneel, and work in various physical positions as needed for repair tasks.
- Strong communication skills to work effectively with residents, supervisors, and other team members.
- Ability to provide excellent customer service and contribute to a positive living environment for residents.
Responsibilities:
Ground Maintenance:
•Regularly clean and maintain outdoor areas, including lawns, walkways, parking lots, and recreational spaces.
•Remove litter, debris, and fallen leaves to keep the property pristine.
•Maintain property fencing, signage, and outdoor furniture to ensure proper functionality and appearance.
•Perform routine checks and cleaning of outdoor amenities such as playgrounds, pools, dog parks, grills, and picnic areas to ensure safety and usability.
•Repair minor damage to grounds, such as fixing loose pavers.
•Perform power washing of sidewalks, patios, and building exteriors as needed.
•Ensure timely trash and recycling pick up and address any issues with dumpsters or trash areas.
Safety and Compliance:
•Regularly inspect grounds, walkways, parking lots, and common areas to identify potential hazards, such as uneven surfaces, damaged signage, or loose railings, and address them.
•Monitor and remove unsafe items, such as broken glass, sharp objects, or hazardous waste, from the property.
•Follow all OSHA regulations and company protocols regarding the safe use of tools, equipment, and personal protective gear (e.g., gloves, safety googles, and ear protection).
•Inspect and maintain outdoor lighting fixtures to ensure proper illumination and enhance vision around the property.
•Report maintenance issues or unsafe conditions to the supervisor.
Equipment and Supplies:
•Operate and maintain tools and equipment.
•Ensure proper storage and upkeep of supplies and tools.
•Request replenishment of materials and equipment as needed.
Support Maintenance Team:
•Assist with light maintenance tasks as directed, such as painting, pressure washing, or moving equipment.
•Collaborate with the service team during property inspections to ensure the exterior areas meet quality and safety standards.
•Support seasonal property needs, including winterizing outdoor areas, assisting with snow and ice removal (if applicable), or setting up decorations for community events.
•Provide backup assistance for unit turns, such as cleaning patios, walkways, or prepping outdoor spaces for new residents.
•Assist with trashing out vacant apartments, including removing debris, furniture, and personal belongings, to prepare units for cleaning and turnover.
•Participate in training or cross-functional tasks to expand skills and contribute more effectively to the team’s goals.
Resident and Community Interaction:
•Provide excellent customer service to residents, answering questions and addressing concerns professionally.
•Maintain a positive and professional demeanor when interacting with tenants, coworkers, and contractors.
•Support seasonal property needs, including winterizing outdoor areas, assisting with snow and ice removal (if applicable), or setting up decorations for community events.
