Position Summary: Perform routine and preventive maintenance in order to maintain a safe and orderly environment.
Essential Duties and Responsibilities:
- Inspect building and other structures to determine functional systems and defect malfunctions
- Coordinate work projects and establish priorities
- Perform basic carpentry repair of structures such as partitions, walls, doors, window frames, office furniture, shelves, etc.
- Assemble new equipment
- Assist with the setup of facilities for meetings, conferences, events, etc.
- Use and maintain assigned power equipment and hand tools; buffers, auto scrubbers, high pressure washers, squeegees, etc.
- Utilize tools and equipment in performing building maintenance including, but not limited to, ladders, hammers, screwdrivers, wrenches, small drills, pliers, paint brushes, etc.
- Secure building when facilities are not in use checking for unlocked doors, report any unauthorized occupants, turn off lights
- Move furniture, equipment, supplies and tools on an incidental basis
- Troubleshoot and repair minor plumbing and electrical issues
- Assist in performing minor HVAC work
- Reconfigures, installs, positions, and remounts modular offices and space
- Replace a variety of light bulbs and lighting accessories
- Change filters on various ventilation units
- Maintain grounds in a clean, safe, and orderly manner
- Secure storage areas
- Ensure cleaning materials and supplies are stored in a safe and orderly manner
- Report and respond to emergency maintenance requests as required
- Remove trash in accordance with established procedures
- Replaces or updates inoperable materials and appliances
- Understand the functions and operations of all equipment
- Promote safety awareness
- Performs other related duties as required.
Educational and Other Requirements:
- High School Diploma or equivalent preferred
- Minimum three years of custodial/ maintenance experience preferred
- Knowledge of standard cleaning procedures, chemicals, products and equipment
- Knowledge of carpentry, plumbing, grounds keeping, and appliance repair
- Knowledge of safety practices and procedures
- Ability to safely dispose hazardous materials
- Ability to read and understand labels and instructions, particularly on the use and application of cleaning chemicals and products
- Ability to understand and carry out oral and written directions
- Sensitive to confidential information
- Must work independently and as a member of team
Mental and Physical Requirements:
- Able to read, speak and write English.
- Ability to use sophisticated computer software programs to achieve job functions.
- Standing, walking, speaking, hearing- frequent
- Bending/Stooping, twisting, lifting – occasional
- Strong physical and mental health to maintain demanding workload
- Perform physical activities that require considerable use of arms and legs and moving your entire body, such as handling, installing, positioning, and moving of materials
- Gripping, reaching, writing, fingering (data entry), handling (paper, files, etc) – frequent
- Able to work under stressful conditions at times.
- Lifting up to 50lbs on occasion
- Communication - phone communication, communication with personnel and vendors
- Seeing - able to see the computer screen
- Climbing - able to go up and down stairs
- Position will require a minimum of 40 hours per week unless otherwise directed by supervisor.
