Position : Residential Maintenance Technician
Status : Full Time
Hours : 7 : 30am-4 : 00pm as well as on-call rotation.
Days : Monday – Friday
Hiring for Locations : Fox Valley Region

Position Summary :
The Residential Maintenance Technician responds to service calls at condo units and apartment complexes managed by the company. In addition to performing general repairs, the Residential Maintenance Technician is responsible for restoring apartments to like-new condition so that they can be rented out to a new tenant.
Responsibilities :
Cleaning, maintaining, and repairing building fixtures. Including : lights, locks, windows, doors, flooring material, gutters, drains, and grounds.
Maintenance duties : carpentry, painting, plumbing, and electrical repairs to guarantee the facility is properly and safely maintained.
Routine preventative maintenance.
Operate heating, ventilation, and air conditioning (HVAC) equipment and related systems.
Maintain a clean working environment.
Follows all safety procedures.
Work within the expense limits established for the facility.
Maintain inventory controls for cost effective operations.
Responsible for monitoring all work being performed by outside contractors for quality of workmanship and approval of finished products.
Carry a company provided cell phone as required for on-call maintenance.
Complete grounds work as directed which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
Responsible for alerting the Department or Property Manager of any unusual occurrence and / or property damage that may have taken place or that may occur.
Maintain a professional courteous manner with all tenants, vendors, contractors, and fellow employees.
Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
Follow established company policies and those outlined in the Employee Handbook.
Special projects and other responsibilities as determined.
Qualifications :
High School Diploma or GED
2 Years of experience in residential maintenance.
Strong attention to detail and quality craftsmanship.
Self-starter who can work individually or as part of a team.
Proper phone etiquette and customer service skills.
Ability to maintain a positive attitude.
Willingness to adapt to the needs of the company.
Demonstrate timeliness when working on projects and tasks
Technical Requirements :
Ability to use a computer, tablet & smartphone.
Ability to text & use email and use payroll and CMMS apps.
Ability to operate a company vehicle in a safe manner.
Be proficient with all standard tools of the job.
Possess working knowledge of heating, cooling, plumbing and electrical fields.
Possess knowledge of residential maintenance techniques and materials.
Physical Requirements :
Ability to perform repetitive tasks while standing for long periods of time.
Ability to use ladders.
Ability to crouch and work overhead for extended periods of time.
Ability to lift 50 lbs.
Ability of operate a motor vehicle.
