Position: Residential Maintenance Technician
Status: Part Time
Hours: Flexible, 15 -20 Hours per week
Days: Weekdays
Location: Greenwood
Perform facility maintenance and support services for residential, medical clinic and commercial buildings. This position offers flexible hours and allows you to work independently, self-managing your time.
Responsibilities:
- Maintenance duties: minor carpentry, painting, drywall repair, plumbing, and electrical repairs to guarantee the facility is properly and safely maintained.
- Perform routine preventative maintenance tasks at managed residential property.
- Perform inspection tasks at managed residential property.
- Perform general maintenance and repair of building fixtures such as: lights, locks, windows, doors, walls, flooring, gutters, drains, and grounds, etc.
- Perform maintenance of building environmental operating systems such as: heating, ventilation, and air conditioning equipment and related systems.
- Perform general grounds maintenance as directed which may include picking up trash, sweeping curbing and dumpster areas, and maintaining landscaping beds and other areas.
- Perform special projects and other requests as may be determined.
- Carry a cell phone as required for on-call maintenance.
- Be proficient with the tools of the jobs.
- Become proficient in company used devices and maintenance programs/software.
- Responsible for monitoring all work being performed by outside contractors for quality of workmanship and approval of finished products.
- Maintain a professional courteous manner with all tenants, vendors, contractors, and fellow employees.
- Perform apartment showings to prospective renters on an as needed basis.
- Perform move-in and check-out procedures with renters on an as needed basis.
- Work within the expense limits established for each facility/property.
- Maintain inventory controls for cost effective operations.
- Responsible for alerting Property Manager of any unusual occurrence and/or property damage that may have taken place or that may occur.
- Ensure compliance of all work-related activities are fair, ethical, and consistent.
- Follow established company policies and those outlined in the Employee Handbook.
- Assure safety standards are followed, which comply with all company, local, city, state and federal guidelines.
- Follows applicable safety procedures: to include attendance of scheduled safety meetings and training as required.
- Knowledgeable of proper hand and power tool/ladder safety in accordance with OSHA and manufacturers’ guidelines.
- Knowledgeable of proper equipment safety when working with electrical, HVAC, and plumbing systems.
- Maintain a clean working environment.
Qualifications:
- High School Diploma or GED
- 2 Years of experience with building maintenance, plumbing, electrical, and other building systems or features is preferred but not mandatory
- Valid Driver’s License
- Must consent to a background check if offered the position
