Building Superintendent

Position Summary: 
The Building Superintendent supports all facilities maintenance operations at Philabundance properties. They will manage general maintenance; including repairs, minor plumbing, electrical, carpentry, roofing, flooring and painting. This role will also require sensitivity to food storage, equipment, and facility support for culinary services and professional offices. The main responsibility of the role is to ensure a high standard of building efficiency regarding heating, cooling, ventilation, power and other mechanical equipment operate effectively. This role will also vet the need for vendors compared to internal repair, establish estimates for required work, ensure insurances and certifications are met and collected to cover risk to Philabundance. There is a high focus on refrigeration equipment and temperature in storage areas. This will include supervising workers and contractors in the care, cleaning, and maintenance of equipment. The Building Superintendent should have the ability to inspire, motivate and guide others toward the accomplishment of the organization’s goals; encourage and facilitate collaboration, cooperation, and open thinking to develop a common goal and focus; and develop leadership skills in others through coaching, mentoring, rewarding and guiding employees.  

The role combines management tasks such as preventative maintenance schedules, supervising contractors and more strategic responsibilities such as managing budgets and advising on long-term energy efficiency. The Building Superintendent will also provide support and execution of projects such as space planning, pest control, waste management, safety, equipment maintenance and repair as needed. The Facility department also manages and supports the execution of special construction projects as necessary. 
 

Qualifications

Educational Achievement: 
•    High School Diploma or GED required. Extended Degree in engineering, business, or management preferred.  
•    Serve Safe Certification preferred. Must be able to certify within 30 days of hire.  
•    Forklift Certification a plus, must be able to certify within 30 days of hire. 
•    HVAC Certification required.
•    Building Engineer Certifications required. These would include: 

• Associate Constructor (AC)
• NCCER Construction Superintendent Certification
• Certified Safety Professional (CSP)
• OSHA Safety Certification
• Certified Construction Manager (CCM)
• Construction Superintendent Operations Certification (CSOC)

 
Work Experience: 
•    A minimum of 5 years of experience in Property Management, Construction projects or related industry.   
•    A minimum of 2 years in a dedicated leadership role.
•    Proven organizational and communication skills, guide a team with levels and provide senior leadership team with necessary information on an ongoing basis. •    Experience sourcing contractors and suppliers for repairs, maintenance, cleaning, renovations, waste disposal, and potentially collaborating with other teams on security and IT systems.  
•    Strong working knowledge of HVAC and energy management systems.
•    Experience inspecting a building and assessing operations to determine vital services, repairs and maintenance status and ensure appropriate standards are met.   
•    Previous experience managing and leading audit activity.
•    Previous accountability and ownership of safety standards, building improvements in new or tenured buildings, which may have included hazardous materials, as well as proactive approach to maintenance equipment, processes and responsible disposal of materials.  
•    Successful experience with problem solving and ability to stay nimble in an evolving environment. 
•    Strong organizational, planning, prioritizing, management of projects, and ability to develop staff. 
•    Excellent customer service skills: ability to interact with employees and clients from diverse backgrounds. 

Preferred 
•    Strong mechanical skills on various machinery and comfort with hand tools to make minor repairs as needed for equipment and buildings. 
•    Formal Project Management (PM) expertise leveraging PM tools and experience reporting, analysis, and ability to show project status and target for on time delivery. 
 
Required Skills and Abilities: 
•    Must be able to read and understand building drawings, PLC panels and wiring diagrams, and load bearing abilities of the buildings. 
•    Ability to read and interpret documents such as safety rules, building documentation, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of employees or immediate superiors. 
•    Actively seeks to learn new things on own initiative and deliver options, tools, and solutions to the Warehouse team. 
•    Advanced mechanical skills, basics of electronics and knowledge of plumbing, HVAC and other building systems. 
•    Previous experience leading a crew, approving or assessing vendor work in these areas:
o    Drywall/plaster repair and painting
o    Furniture assembly and relocation 
o    Changing lights and/or fixtures 
o    Plumbing repairs, replacements, installation 
o    Carpentry repairs and installations (doors, shelves, countertops) 
o    Minor repair of electrical devices 
o    Facilities safety inspections 
o    Concrete and asphalt paving inspections and repairs 
o    Grounds and security maintenance (fencing, gate arms and gates) 
•    Proficiency with repair tools and techniques. 
•    Ability to write effective maintenance and incident reports. 
•    Administrative capability to work with databases, produce reports, communication, analysis and present internally and externally preferred. (Microsoft suite, ppt, database exp. and Zoom/Teams) 
•    Previous experience owning and influencing a complex process to a positive defined outcome. 

Preferred: 
•    Strong knowledge and experience with OSHA and Safety requirements highly preferred.
