Job Objectives
The Maintenance Technician inspects, tests, diagnose problems and makes repairs to all equipment and physical plant on the interior and exterior of Pickersgill. He/She reports directly to the Director of Plant Operations helping to ensure a safe and pleasant environment for Pickersgill residents, staff and visitors.

Job Standards
1. Able to read, write, speak and understand English.
2. Must pass background check and drug screening.
3. Adhere to departmental dress code.
4. High School Diploma, or equivalent, preferred.
5. Possess a valid class c Maryland Driver's License and good driving record.
6. Knowledge of and experience in using hand and power tools.
7. Work experience with at least one of the following skills is preferred: carpentry, plumbing, electrical, painting, refrigeration, and grounds maintenance

Job Functions (* Connotes essential function of the job)
  • 1. Act as supervisor in the absence of the Director of Plant Operations.
  • 2. Diagnose, repair, and operate commercial air conditioning and heating equipment.
  • 3. Inspect, test and make repairs to electrical equipment.
  • 4. Unclog drains, fix leaks, repair/replace parts and fixtures and other plumbing jobs.
  • 5. Paint interior and exterior surfaces, as well as sanding, mixing paint, caulking and working on ladders.
  • 6. Operate CRT terminal for Building Management Systems including heating/air conditioning, electric, and fire detection.
  • 7. Diagnose, repair, install, and operate appliances and equipment including washers, dryers, dishwashers, refrigerators/freezers, ovens, vacuums/floor equipment, generators, etc.
  • 8. Operate company motor vehicles including car, van/bus, small truck, tractor.
  • 9. Work from roofs, extension ladders and platforms.
  • 10. Participate in heavy and specialized cleaning.
  • 11. Operate hand and power tools including saws, drills, torches, etc.
  • 12. Assist in snow removal by shoveling, plowing and applying ice melter.
  • 13. Respond according to policy to fire and other emergencies. Operate and interpret fire detection, sprinkler and generator systems.
  • 14. Fill in as Duty Officer as needed.
  • 15. Other Duties as assigned.

Work Setting/environment
The work environment for the Maintenance Technician II includes the entire interior and exterior of the facility including ventilated and unventilated areas. This will include strenuous work with occasional unpleasant clean-up and working under adverse conditions such as heat and freezing weather. There will be
occasional resident contact. Will be required to perform duties and responsibilities to the best of his/her ability in short staffed and emergency conditions. He/She is expected to be on call for evening, weekend and emergency situations with a pager on a rotation with other Plant Operations personnel. Various chemicals also are used in many of the Plant Operations activities.

Hand tools (power tools) Garden Tools (including Power)
Ladder Fire extinguisher
(Special tools and equipment are routinely rented on an as needed basis.)

Physical Requirements
1. Able to stand/stoop/reach for extended periods of time, frequently requiring strenuous work under adverse conditions including tight spaces, heat, cold, etc.
2. Able to lift up to 50 pounds and push/pull up to 150 pounds.
3. Able to walk and stand for long periods during the normal workday including walking up and down steps, ladders, and hills.

Mental Requirements
1. Able to remember verbal and written tasks for an 8 hour shift.
2. Able to concentrate on detailed assignments, with interruptions.
3. Able to work calmly in emergency situations prioritizing actions to be taken.

Hours of Work
Full Time 37.5 hours/week, Monday thru Friday. Some weekend work required. Extra time as needed.

There is an on-call rotation for this position
