About the Role:
We’re looking for a highly skilled Maintenance Mechanic to join our Facilities Maintenance Department in Lakewood. In this vital role, you will:
  • Perform Preventative Maintenance: Conduct routine and proactive maintenance on a range of systems and equipment, including HVAC, plumbing, bay doors, vehicle lifts, electrical systems, fire protection systems, bus shelters, fueling stations (wet fuels, lubricants, CNG), bus vehicle wash systems, and machinery supporting fleet maintenance.
  • Execute Repairs: Safely and effectively carry out repairs on buildings, shelters, and equipment (examples are listed in the Preventative Maintenance tasks). Your expertise will be crucial in troubleshooting and resolving issues promptly. This also includes all aspects of carpentry work.
  • Ensure Quality: Adhere to high standards of work quality, ensuring that all maintenance tasks meet or exceed inspection requirements and are fully compliant with regulations.
  • Apply Technical Knowledge: Use your hands-on experience with electrical systems, HVAC systems, Process Logic Controllers (PLCs), and various maintenance routines to address a wide range of maintenance needs.
Key Experience and Skills:
  • Extensive Industrial/Commercial Maintenance Experience: Proven track record in performing maintenance and repairs in industrial or commercial settings.
  • Expertise in Critical Systems: Hands-on experience with electrical systems, HVAC systems, and Process Logic Controllers (PLCs).
  • Versatility in Maintenance Tasks: Ability to manage a broad spectrum of maintenance functions, including but not limited to mechanical repairs, preventive maintenance, troubleshooting, and carpentry work.
  • Independent Judgment: Strong decision-making skills to handle service, repair, and maintenance tasks efficiently.
  • High Standards of Work: Commitment to maintaining top-quality standards and compliance during inspections and ongoing work.

Employees are not covered under the Social Security System except for a 1.45% payment for Medicare. 

Pierce Transit provides an ORCA Card benefit for each employee and a family member. This benefit provides free access to service on Pierce Transit, Sound Transit, Community Transit, Everett Transit, King County Metro, Kitsap Transit, Seattle Monorail, Seattle Streetcar, King County Water Taxi and Kitsap Foot Ferry. 


Shift differential:
This job is eligible for shift differential pay per the ATU Collective Bargaining Agreement once probation has been passed and you have bid to a shift.


PAID LEAVE:
Full-time Pierce Transit employees are eligible to receive 11 paid holidays, 2 personal paid holidays, 12 days of sick leave, 12 vacation days per year, and the ability to earn up to 2 Wellness Days by participating in a qualifying wellness activity and the annual survey. Part-time employees, receive pro-rated leave, to include sick leave, vacation, personal holiday and holiday pay.  Vacation leave accrual rates increase per the applicable Collective Bargaining Agreement.

Incumbent(s) may not be required to perform all duties listed and may be required to perform additional, position-specific duties.


  • Performs required activities in a safe manner as it relates to the repair and maintenance of buildings, shelters, stops and related equipment in all areas of the division's responsibility.
  • Inspects, tests, and repairs shop equipment such as lathes, hydraulic hoists, grinders, presses, vises, drill presses, battery chargers, hose reels, vehicle lifts, vehicle cleaning system, steam cleaners, parts cleaners, fire doors, roll doors and telescoping shop doors.
  • Diagnoses malfunctions; inspects, tests, adjusts, repairs and replaces complete or integral parts of all building equipment or systems.
  • Maintain preventive maintenance schedules as recommended by department and/or equipment manufacturers.
  • Estimates projects for time, labor requirements and material. Develops cost estimates and makes bills for material.
  • Recommends and assists in the selection and purchase of necessary equipment and supplies needed to perform the assigned duties.
  • Troubleshoots, repairs, and maintains fuel and petroleum dispensing systems including leak detection equipment.
  • Inspects, troubleshoots, and repairs Compressed Natural Gas (CNG) compressors, piping, controls, storage vessels and dispensers.
  • Diagnoses malfunctions and repairs heating, ventilation, and air conditioning (HVAC) systems.
  • Installs and repairs electrical wiring, lights, circuit breakers, switches and controls.  Runs conduit, pulls and hooks up wire per national electrical code.
  • Troubleshoots and repairs programmable logic controls to include sensors, modules and actuators. Reads and interprets programming and makes adjustments to programming.
  • Cuts, threads and joins pipe and makes plumbing repairs and installations.
  • Welds and fabricates steel and aluminum signs, brackets, guards or components using oxy/acetylene, wire feed or MIG/TIG equipment.
  • Performs carpentry; installs floor coverings; repairs and replaces windows, and doors including hardware.
  • Builds forms; pours, finishes, or repairs concrete and masonry areas.
  • Performs roof repairs as needed.
  • Enters and maintains information regarding materials used and time spent on repair of various pieces of equipment and facilities through a Computerized Maintenance Management System (CMMS) software. 
  • Maintains a professional level of conduct, communications and customer service with other staff, external customers, vendors and subcontractors. Maintain regular and predictable attendance.
  • Other related work as assigned.

Minimum Qualifications: Required:  High school graduation or equivalent, and four years of industrial /commercial building maintenance experience.

 or 

graduation from a State registered Facilities Maintenance apprenticeship program. 

or 

an associate's in Facilities Maintenance and two years’ experience of facilities or commercial building maintenance 


Desired: 

  • Washington State nonresidential maintenance electrician license,

  •  HVAC license, experience with industrial/fleet equipment repair and service,

  • Carpentry, programmable logic controls, 

  • Familiarity using personal computers and software packages.

 

 Special Requirements:

  • Must possess a complete set of facility maintenance hand tools.
  • Must be available to work overtime and respond to emergencies as needed.
  • Must possess a valid Washington State driver's license at the time of hire.
  • Must have the ability to perform the essential functions as described above including the ability to maneuver objects weighing in excess of fifty pounds.

Knowledge of: 
  • The methods, materials, tools, and standard practices related to facilities maintenance and repair activities.  
Ability to: 
  • Work with individuals or small work groups with diverse personalities and backgrounds;
  • Plan, schedule, and review the work of facility maintenance employees and contractors;
  • Communicate clearly, both orally and in writing; work as a team with other employees in a directed work team environment; read and interpret blueprints; 
  • Learn equipment operations; 
  • Conceptualize the work required, through personal observation or a verbal description, and determine what is necessary to obtain quality results; 
  • Perform computerized work order methods and procedures; 
  • Perform limited computerized work order analysis; 
  • Pass a job related examination; 
  • Drive all job related vehicles and equipment and maintain a valid WA State driver’s license & other licenses or certifications as required. 
Additional Requirements:
  • Must be willing and able to work any day and any shift as assigned.     
  • Upon successful completion of probation: 
    • Hours worked during shifts scheduled to begin between 12:00 p.m. and 8:00 p.m. receive a shift differential of $1.50 per hour.        
    • Hours worked between 8:00 p.m. and 2:00 a.m. receive a shift differential of $3.00 per hour.
    • Certification pay of an additional $0.25 - $3.00 per hour worked is available for Maintenance Mechanics who obtain and retain advanced technical skills through an Employer pre-approved certification program or possess or obtain Employer approved professional and technical licenses.
    • Eligible Maintenance Mechanics will receive a tool allowance of $275 each calendar year.
