Position Overview
We are seeking a skilled, proactive, and reliable Superintendent to perform maintenance operations and ensure the smooth functioning of commercial/residential buildings in Bridgeport, CT. This is a hands-on position where the majority of the work involves maintaining building systems, responding to repair needs, conducting preventative maintenance, and ensuring compliance with safety standards. The ideal candidate is highly organized, technically proficient, and capable of leading staff while handling tasks both independently and collaboratively.
Key Responsibilities
Maintenance & Building Systems
- Perform basic to intermediate electrical, plumbing, HVAC, mechanical, and carpentry repairs.
- Conduct preventative maintenance across all systems, including fire alarms and sprinkler systems.
- Maintain inspection logs for fire extinguishers, safety systems, and building equipment.
- Paint and upkeep interior/exterior surfaces as needed.
- Ensure building grounds, walkways, and stairways are free from snow, ice, and debris.
- Place garbage and recycling for pickup in accordance with local regulations.
- Keep common areas clean and in safe condition.
- Use appropriate safety equipment (e.g., gloves, goggles, respirators) and ensure others do the same.
- Troubleshoot and resolve issues independently to reduce vendor reliance when possible.
Property Management
- Act as the Property Owner’s on-site representative and liaison with tenants.
- Deliver renewal letters, notices, and updates to tenants.
Staff & Vendor Oversight
- Supervise a team of cleaning staff and unskilled laborers.
Safety, Compliance & Emergency Preparedness
- Conduct regular inspections of all systems and common areas.
- Respond promptly to emergencies including fire alarms, floods, or mechanical system failures.
- Ensure building is up to code and compliant with state and federal safety regulations.
Utility & Facilities Management
- Read utility meters and track energy/water usage.
- Identify opportunities for sustainability improvements and operational efficiencies.
- Collaborate with the Property Owner on enhancements.
Reporting & Communication
- Maintain a daily log of repair work, tenant requests, and inspections.
- Report major incidents, repairs, or issues to the Property Owner in a timely and organized manner.
- Stay informed of industry best practices, building code updates, and regulatory changes.
Required Knowledge, Skills, and Abilities
- Ability to perform repairs in electrical, plumbing, HVAC, and general maintenance systems.
- Strong problem-solving and decision-making skills.
- Excellent interpersonal, listening, and customer service skills.
- Knowledge of safety protocols, PPE, building codes, and federal/state compliance standards.
- Strong time management and organizational abilities.
- Proficiency with hand and power tools; comfort working at heights or in confined spaces.
- Valid driver’s license and car required.
Education & Experience
- High school diploma or equivalent required.
- Experience working on a maintenance or construction crew preferred.
- Background check and drug screening required.
Work Environment
- Requires working in a variety of conditions, including dirty, hot, cramped, or otherwise uncomfortable spaces.
- Must be comfortable working both indoors and outdoors in all seasons.
- Frequent physical activity, including lifting heavy items, climbing ladders, kneeling, crouching, and maneuvering in tight spaces.
- Must be available for emergencies during nights, weekends, and holidays.
- Requires interaction with a wide range of tenants, contractors, and vendors—often under time-sensitive conditions.
Job Type: Full-time
Pay: $55,000.00 - $70,000.00 per year
