Job Summary:
Pillar Property Management is seeking a skilled and dedicated Property Maintenance Manager to join our team. As a Property Maintenance Manager you will work with senior management to develop systems and procedures for the proper functioning, safety, and cleanliness of our properties. You will be responsible for the management and execution of a wide range of maintenance tasks, repairs, and inspections to maintain the overall appearance and functionality of our buildings and grounds. The ideal candidate should have a strong technical background, excellent problem-solving skills, and the ability to adhere to deadlines and follow up to make sure tasks are completed.
Responsibilities:
- Conduct routine inspections of properties to identify maintenance needs, safety hazards, and cleanliness issues.
- Perform basic maintenance and repairs on HVAC systems, plumbing fixtures, electrical systems, and other building components.
- Troubleshoot and resolve maintenance issues in a timely and efficient manner.
- Respond to tenant requests for repairs or maintenance issues and ensure timely resolution.
- Implement preventive maintenance schedules including cleaning gutters, replacing filters, and inspecting roofs.
- Maintain accurate records of maintenance activities, including work orders, repairs, and replacements.
- Manage and coordinate with vendors and contractors for repairs and services.
- Ensure compliance with all applicable codes, regulations, and safety standards.
- Maintain inventory of tools, equipment, and supplies needed for maintenance tasks.
- Manage and coordinate snow removal, landscaping, and general upkeep of the property.
- Maintain a clean and organized work environment.
Requirements:
- High school diploma or equivalent.
- Proven experience in maintenance or a related field.
- Strong knowledge of building systems, including HVAC, plumbing, and electrical.
- Proficient in the use of hand and power tools.
- Excellent problem-solving and troubleshooting skills.
- Ability to work independently and manage multiple tasks simultaneously.
- Strong attention to detail and ability to follow instructions.
- Good communication and interpersonal skills.
- Physical stamina and ability to perform manual labor as required.
- Valid driver's license with a clean driving record.
Preferred Qualifications:
- Certification or vocational training in a related field (e.g., HVAC, electrical, plumbing).
- Previous experience in property maintenance or facilities management.
- Knowledge of safety regulations and procedures.
- Basic computer skills for record-keeping and communication purposes.
