The Property Maintenance Manager will be accountable for the operational performance of commercial, residential or self-storage facilities maintenance operated by the Company. This role involves oversite and performance of preventative or general maintenance work on facilities while providing excellent customer service to tenants and maintaining positive relationships. This role is critical to the performance of the Company and the Team while ensuring the properties look and operate at optimal performance.
Key Responsibilities:
1. Maintenance Manager: Oversee and perform daily maintenance operations of properties, ensuring that systems are operational, and facilities are in good condition. Develop, implement, and monitor a preventative maintenance program for all property facilities. Accountable for scheduling maintenance requests, prioritizing and auditing work performance. Ensure the maintenance team has the required resources and tools to perform their tasks efficiently.
2. Team Management and Training: Recruit, hire, and train team members to ensure they possess the skills and knowledge required to perform their duties effectively. Provide leadership, motivation, and support to the team, fostering a positive and productive work environment. Conduct performance evaluations and implement improvement plans when necessary.
3. Repair Work: Respond to maintenance requests as needed from tenants or property management promptly and efficiently. Address and fix issues related to plumbing leaks, electrical problems, broken fixtures and other related repairs as needed.
4. Safety Inspections: Conduct regular safety inspections of residential units, commercial properties, storage facilities including common areas, and outdoor spaces to identify potential hazards and address them to prevent accidents and injuries.
5. Emergency Repairs: Be available for after-hours emergency repairs as required.
6. Tenant Communication: Interact with tenants in a professional and courteous manner. Address tenant concerns regarding maintenance promptly and professionally. Foster a culture of excellence and responsiveness within the maintenance team.
7. Groundskeeping: Ensure the outdoor areas, including landscaping, sidewalks, parking lots, and recreational facilities are well-maintained and presentable.
8. Vendor Management: Identify, evaluate and negotiate contracts with contractors and vendors when specialized repairs or services are required. Endure that contracted work meets agreed-upon specifications and standards. Monitor ongoing work of external contractors and service providers.
9. Inventory Management: Maintain an inventory of maintenance and repair supplies and equipment and restock as needed.
10. Budgeting and Cost Management: Develop and manage the maintenance budget. Monitor expenditures, ensuring they stay within budgetary limits. Recommend capital improvements and assist in budget forecasting.
11. Code Compliance: Comply with all applicable codes, regulations, governmental agency, and Company directives related to building operations and practice safe work habits.
12. Reporting: Maintain detailed records of all maintenance work, inspections and repairs. Report monthly to upper management on maintenance status, challenges and upcoming requirements.
13. Continuous Improvement: Stay current with the latest maintenance techniques, tools and safety regulations. Continuously seek opportunities to improve the maintenance process and service levels.
