Schedule: Mon-Fri 8am-5pm some on call
Report to: Maintenance Supervisor

The Scope of Work
· Multi-property Maintenance Technician traveling to properties to troubleshoot and address service issues, including HVAC, appliance work, carpentry, light electrical, plumbing, and other general maintenance issues encountered by our residents, tenants, and property owners.
· Collaborating with the maintenance and property management teams to ensure that both the interior and exterior of properties meet company standards and comply with applicable laws and regulations.
· Working closely with both the maintenance and office teams to deliver exceptional customer service and resolve all maintenance-related issues to the satisfaction of our residents, property owners, and property managers.
· Responding promptly to maintenance work orders, prioritizing tasks based on urgency and importance.
· Following up with residents and office staff to ensure that maintenance requests have been addressed satisfactorily and in a timely manner.
· Participating in an on-call rotation schedule, which may require flexibility to work nights and weekends as needed. Additionally, being available to respond to emergencies and storm-related issues that may arise, necessitating additional on-call availability.
Ideal Candidate Qualities:
· Must have a valid driver's license, reliable transportation, and your own set of tools.
· Possesses a reliable vehicle capable of transporting sheet materials like drywall and hauling appliances, as well as pulling a small maintenance trailer.
· Demonstrates proficiency in identifying major mechanical components, including water and gas meters, HVAC systems, and electrical components.
· Skilled in drywall repair from patching to completion and proficient in painting both spot repairs and large areas.
· Capable of performing bathroom repairs, including shut-off valve replacement, sink plumbing identification and replacement, toilet troubleshooting and replacement, as well as caulking, grout removal and replacement, and small tile repairs.
· Experienced in interior door and component/hardware repairs, including deadbolt and handle replacements, as well as guides and tracks.
· Able to replace kitchen sinks, garbage disposals (including wiring), and perform minor appliance repairs such as temp sensor replacement, control board repairs, and fan replacements.
· Proficient in appliance replacements, including over-the-range microwaves, gas ovens, and dishwashers.
· Possesses basic HVAC skills including filter replacement, thermostat installation, and troubleshooting.
· Competent in basic electrical tasks such as replacing switches, outlets, fans, and fixtures.
· Familiar with basic concrete and masonry work, including patching and installing handrails or repairing railing components.
· Skilled in various interior tasks, including smoke and CO detector installation (both wired and wireless), blind measuring, placement, and installation, mounting TVs, and sealing and insulating doors and windows. Additionally, capable of window screen replacement.
· HVAC certification and/or Boiler’s License is a plus.
· Must have excellent interpersonal skills, a positive attitude, and a customer service spirit.
· Ability to maintain confidentiality, sensitivity, and professionalism.
· Proficient problem-solving and analytical skills.
· Self-disciplined and motivated to achieve.
