Key Responsibilities:
- General Maintenance: Perform daily maintenance tasks, including HVAC repairs, plumbing, electrical, appliance repair, carpentry, and general repairs within apartment units and common areas.
- Service Requests: Respond promptly to resident maintenance requests, ensuring high levels of customer satisfaction.
- Preventive Maintenance: Conduct regular inspections of equipment, appliances, and the overall property to identify maintenance issues and perform preventative maintenance to reduce future problems.
- Emergency Repairs: Address emergency maintenance issues and outages to ensure minimal disruption to residents.
- Common Area Upkeep: Maintain the cleanliness and functionality of all common areas, including hallways, clubhouse, fitness center, pool area, and grounds.
- Turnover Maintenance: Prepare vacant units for new residents by performing necessary repairs, cleaning, and updates, ensuring they meet high-quality standards.
- Team Collaboration: Work closely with the property management team to schedule and perform maintenance tasks while ensuring minimal disruption to resident living.
- Inventory Management: Maintain proper inventory of tools, equipment, and materials needed for maintenance activities. Report any shortages to the Maintenance Supervisor.
- Documentation & Reporting: Accurately track maintenance activities and service requests through the property management software. Complete necessary work order forms and ensure compliance with company policies and safety regulations.
- High school diploma or equivalent required; technical certifications or vocational training in maintenance preferred.
- Previous experience in apartment or multifamily property maintenance is highly preferred, especially in a luxury or high-end setting.
- Strong knowledge of basic plumbing, electrical, carpentry, and HVAC systems.
- Ability to work independently and as part of a team in a fast-paced environment.
- Excellent problem-solving skills and attention to detail.
- Strong communication skills, both verbal and written.
- Ability to lift and carry up to 50 pounds and work in a variety of conditions, including outdoor environments.
- Must have a valid driver’s license and reliable transportation.
- Availability for on-call duties and flexibility in work hours, including evenings and weekends as needed.
- Familiarity with property management software and work order systems.
- Experience with landscaping, pest control, or pool maintenance.
- EPA or HVAC certification.
