Position Summary:

The role of the Lease Administrator is crucial for the success of our organization. To excel in this role, we are seeking a skilled Commercial Lease Administrator to join our lease accounting team. A skilled lease administrator ensures accurate data entry and contributes to efficient lease management within our Yardi property management software. Lease administrators must meticulously review and input lease data into the database, ensuring accuracy and completeness.
Commercial Real Estate background is a must for this position. We are a healthcare real estate management services company specializing in medical office buildings and other multi-tenant healthcare facilities. Desired Qualifications:
- ·Bachelor’s degree and/or minimum of 3 (three) years of progressive accounting experience, preferably in commercial property management.
- Knowledge of GAAP with experience that demonstrates accounting competencies.
- Experience with accounting software, particularly and preferably Yardi. Proficiency with MS Office Word, Excel and Outlook.
- Ability to work independently and accurately within tight deadlines as well as in a team-oriented environment with multiple deliverables.
- Ability to produce written correspondence and prepare reports in a clear, concise, and professional manner.
- You communicate well with both local teammates and with remote offices. Foster open collaboration and constructive dialogue.
- Experience reading and interpreting of real estate leases, including all related lease documents, lease terminology, and lease clauses is essential.
- Proficient in abstracting lease documents into lease administration software.
- Understanding and abstracting lease terms related to rent and operating expenses (CAM).
- Able to review, reconcile, and maintain CAM and other expenses.
- Strong analytical skills and meticulous attention to detail.
Key Responsibilities – includes the following, but not limited to:
- Reconcile and process monthly recurring rents, one-time payments, rent reconciliations, rent roll changes, CPI, or overage rent adjustments, and reconcile unbalanced ledgers.
- Review and enter the abstraction of lease data and charge schedule setup in Yardi.
- Process refunds, security deposits, tenant improvement charges and move-outs.
- Accurately abstract CAM-related terms from lease agreements.
o Verify pro-rata share, gross-up calculations and calculations of base year expense and any cap or stops as defined in the lease.
o Identify expense inclusions/exclusions as defined in the lease.
- (CAM) charges is crucial for creating an effective CAM pool in Yardi.
o Calculate pro-rata CAM expenses based on square footage
o Interpret lease provisions to allocate CAM charges correctly.
- Communicate and resolve landlord-related disputes in accordance with Lease provisions.
- Partner with interdepartmental teammates to interpret and explain lease terms for informed decision making.
- Work closely with both the Property Management and Leasing teams.
- Identify opportunities to streamline lease accounting processes and enhance efficiency.
- Continuously innovative solutions and respond openly to change.
- Assist with internal and external audits related to lease accounting.
- Other duties may be assigned.
