Key Responsibilities:
Leasing & Occupancy Management:
- Oversee and optimize leasing efforts to maintain high occupancy rates.
- Develop and implement leasing strategies to attract and retain tenants.
- Monitor market trends and recommend rental rate adjustments as needed.
- Oversee 603 rental units and 300 storage units.
- Supervise and support the leasing team, providing coaching and performance feedback.
- Train tour guides on policies, sales techniques, and customer service best practices.
- Ensure the team meets or exceeds leasing goals.
- Develop and execute marketing strategies to generate leads and increase leasing traffic.
- Manage online listings, social media content, and community outreach efforts.
- Establish and maintain relationships with local businesses, employers, and real estate agents for referral opportunities.
- Maintain a strong customer service approach in all resident interactions.
- Address resident concerns and escalate issues when necessary.
- Ensure smooth lease renewals and resident retention strategies.
- Ensure all leasing documents, applications, and contracts comply with company policies and legal requirements.
- Conduct lease audits and ensure accurate data entry in property management systems.
- Work closely with other departments, including maintenance and finance, to ensure smooth operations.
- Experience: Minimum of 7 years in leasing, property management, or a related field, with leadership experience preferred.
- Education: Bachelor's degree in business, real estate, or a related field is a plus.
- Strong leadership and team management abilities.
- Excellent sales, negotiation, and customer service skills.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to multitask, stay organized, and work in a fast-paced environment.
