Job Description
Performs routine and extensive preventative maintenance and repair procedures on building, machinery, electrical, mechanical and utility systems.
ESSENTIAL DUTIES AND RESPONSIBILITIES - include the following. Other duties may be assigned.
·Maintain and repair factory equipment and other industrial machinery
Performs repair of all buildings and equipment. (Major repairs are performed under the supervision of licensed maintenance workers.)
· Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts, gears, motors, belts, chain drives and bearings.
· Cleans, inspects and repairs equipment and motors.
· Calibrates and repairs pneumatic systems.
· Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures. Maintains records of scheduled maintenance procedures.
· Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed. Electrical wiring for portable buildings and production work.
· Install or assist third party vendors in installing new systems and equipment.
· Monitor and coordinate work performed by outside contractors.
· Obtain estimates for supplies, repair parts; orders parts as needed
· Suggest methods to improve services to meet or exceed the needs and expectations of facility tenants.
· Maintain inventory of replacement parts/tools required for plant daily operation.
· Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs equipment.
· May operate a computer which controls and monitors mechanical equipment and utility systems.
May repair electrical locks and control panels to maintain building security.
· May install computer cable.
· Responds to emergency maintenance requests as required.
· Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
· Performs Basic Plumbing Repairs
Replaces broken windows; repairs doors, door locks and closets; installs window blinds. (moved down)
QUALIFICATIONS - To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION and/or EXPERIENCE – Associates Degree in Industrial Engineering Technology, Industrial Technology or equivalent. Will consider highly experienced candidates in building operations and mechanical equipment maintenance and repair
