JOB SCOPE:
This is a live-in position. The Building Superintendent is responsible for all maintenance and janitorial services at the site they are assigned to, including the maintenance of building systems and equipment and ensuring that the needs of the site staff and tenants are being met as they pertain to the building facilities. The Building Superintendent ensures that all building structures, systems, and equipment are consistently maintained to provide a safe, secure, and sanitary environment for all staff, tenants, and visitors. The building superintendent provides basic carpentry, plumbing, electrical, and other repair services to ensure the building is well-maintained and in good repair. The Building Superintendent is the onsite building manager responsible for properly operating and maintaining all building systems and equipment, including heating systems and boilers, and serves as an in-house technical expert. If assigned to the site, the Building Superintendent oversees janitorial staff and ensures all areas inside and outside are always clean and well-maintained. In addition, the Building Superintendent is the primary point of contact for all staff and tenants on building operations and maintenance matters.
The Building Superintendent, as assigned by the Facilities Manager and/or Director of Facilities, is responsible for ensuring that janitorial and facility maintenance tasks are completed efficiently and effectively and on a regular schedule and coordinates the supply and maintenance inventory, monitors building equipment, including HVAC systems and boilers, and is responsible for general building repairs. The Building Superintendent performs job duties consistent with the company's mission and goals and ensures compliance with all relevant government contracts and regulatory laws, rules, and regulations at the direction of Management. This role ensures that the building is aligned with the company's operational requirements and goals and complies with safety, health, and environmental regulations.
The schedule for this role is Monday through Friday, 8 am -4 pm. On garbage days, they must remove the garbage from the building after 8 pm. They are also scheduled to work on weekends and nights as needed and on call.

ESSENTIAL FUNCTIONS:
- Responsible for maintaining building systems and exterior for safety and cleanliness, including roof, façade, mechanical room, boiler room, and basement.
- Address urgent building issues, including after-hours emergencies, efficiently and professionally. Such as water pipe breaks and report the situation to the proper personnel. Tend to emergencies as best as possible until assistance arrives, then assist in repair as necessary.
- Maintain compliance with NYC housing regulations, building codes, and safety standards, including required inspections and certifications.
- Provide outstanding service to shareholders, addressing complaints and requests promptly and effectively.
- Conduct regular inspections of the building's common areas, mechanical rooms, and exterior for cleanliness, safety, and maintenance needs.
- Prepares and submits maintenance supplies requisitions. Receives, stocks, and maintains an inventory of residence supplies.
EDUCATION AND EXPERIENCE:
- High school diploma or equivalent required.
- At least two (2) years of training or three (3) years of work experience in related trade.
- At least one (1) year of supervisory experience is preferred.
- Experience in one or more fields: carpentry, electrical, plumbing, masonry, painting.
- Working knowledge of equipment installation and repair, including HVAC systems.
- Be able to operate and maintain appropriate machines such as floor buffer, trash compactor, snow blowers, etc.
- Fingerprinted and cleared by the New York State Justice Center.
- Be able to regularly lift and carry items that weigh up to 100 lbs.
- Possess and maintain current Certificate of Fitness for Fire Alarm Systems FDNY S-95 Supervisor of Fire Alarm Systems (must obtain certification within six months of employment and maintain it throughout employment)
