Job Summary
The Preconstruction Manager is a crucial leadership role responsible for overseeing all preconstruction activities, ensuring projects are accurately scoped, estimated, and planned for successful execution. Ideal candidate would have previous construction projects that are commercial, industrial, big box, warehouse or retail
Responsibilities
Lead and manage all preconstruction activities : Including estimating, budgeting, scheduling, value engineering, and constructability reviews.
Develop and implement preconstruction strategies : To ensure projects align with client expectations, budget constraints, and project timelines.
Oversee the estimating process : Ensuring accurate and competitive cost estimates by utilizing historical data, market analysis, and vendor / subcontractor input.
Conduct thorough constructability reviews : Identifying potential design and construction challenges and proposing solutions to mitigate risks.
Manage the bid process : Including bid solicitation, bid analysis, and subcontractor / vendor selection.
Develop and maintain preconstruction schedules : Ensuring alignment with overall project timelines and milestones.
Lead value engineering efforts : Identifying cost-saving opportunities without compromising project quality or functionality.
Collaborate with design teams, clients, and subcontractors : To ensure clear communication and alignment throughout the preconstruction phase.
Prepare and present preconstruction reports and presentations : To senior management and clients.
Maintain and update preconstruction databases and resources : Ensuring accurate and up-to-date information for future projects.
Manage and mentor preconstruction staff : Providing guidance and support to achieve departmental goals.
Specifically for Butler Buildings : Ensure proper understanding of the Butler building system, and proper coordination with Butler Manufacturing during the preconstruction phase.
Requirements
Proven experience in a senior preconstruction management role within the construction industry.
Strong understanding of construction estimating, budgeting, and scheduling principles.
Experience with pre-engineered metal buildings, and specifically "Butler Buildings" is highly preferred.
Excellent negotiation and communication skills, with the ability to build and maintain relationships with clients, subcontractors, and vendors.
Strong analytical and problem-solving skills, with the ability to interpret complex construction documents and data.
Proficiency in construction estimating software and project management tools.
Knowledge of building codes and regulations.
Excellent leadership and team management skills.
Bachelor's degree in construction management, engineering, or a related field is preferred.
