We are seeking a dedicated and experienced, bilingual Assistant Property Manager based in Odessa, TX, to assist in managing our diverse portfolio of properties in Ector and Howard Counties. In this role, you will be providing support to ensure the efficient operation, maintenance, and financial performance of residential and commercial properties, including mobile home parks.
Responsibilities:
- Property Operations: Manage day-to-day operations of assigned properties, including tenant relations, maintenance, and repairs.
- Financial Oversight: Prepare and manage property budgets, ensure timely rent collection, and monitor expenses to optimize financial performance.
- Maintenance & Inspections: Coordinate regular property inspections and routine maintenance to ensure compliance with standards.
- Vendor & Contractor Management: Hire, supervise, and manage vendors and contractors for services and repairs, ensuring quality and efficiency.
- Reporting & Documentation: Maintain accurate records, prepare reports on property status, and communicate these to stakeholders.
- Compliance: Ensure compliance with applicable laws, regulations, and company policies.
- Tenant Management: Screen prospective tenants, manage leasing processes, enforce lease agreements, resolve tenant complaints, and address issues in a timely manner.
Qualifications:
- Communication Skills: Excellent verbal and written communication for effective interaction with tenants, owners, and team members.
- Organizational Skills: Ability to prioritize tasks, manage time efficiently, and work independently.
- Problem-Solving Ability: Resolve tenant issues, maintenance emergencies, and conflicts promptly and professionally.
- Quick Learner: Ability to learn new systems, software, and processes quickly.
- Bookkeeping & Accounting: Previous experience in bookkeeping and accounting is highly preferred.
- Lease & Eviction Experience: Experience with mobile home park leases, tenant issues, and evictions is a plus.
- Technology Proficiency: Experience with Google Suites (Gmail, Docs, Sheets, Keep, and Calendar), and proficiency with Appfolio is a plus.
Requirements:
- Appfolio Experience: Minimum of 2 years’ experience using Appfolio for property management. (ideal)
- Living on Property: Willingness to live on-site in a compensated rental unit after the probationary period. (ideal)
- Driving Requirement: Must have a valid driver’s license, clean driving record, automobile insurance, access to a vehicle during business hours, and a smartphone.
- Experience: Minimum 2 years’ experience in property management as an assistant, leasing agent or property manager, with a proven track record in managing residential and commercial properties.
