Assistant Property Manager

Position Purpose: The Assistant Property Manager supports the Property Manager by following their instructions explicitly and ensuring all aspects of property management are effectively handled.
Position Summary:
- In the absence of the Property Manager, the Assistant Property Manager should be able to perform basic duties of the Property Manager.
- Reliable transportation is required for running errands and picking up parts, with no reimbursement for mileage or gas.
- Must be able to operate office equipment including computer, fax machine, copier, telephone system, key control system, etc.
- Familiarity with the duties and responsibilities of positions directly above and below is recommended.
Procedures:
- Interact professionally and respectfully with owners, corporate staff, vendors, subcontractors, and onsite staff.
Duties:
- Maintain a courteous and helpful attitude towards residents and prospects.
- Answer incoming phone calls.
- Qualify prospective residents.
- Show the model and/or available ready vacancies.
- Verify application data.
- Handle monies received as deposits, rents, and application fees.
- Receive, record, and assign maintenance requests.
- Maintain traffic reports and complete weekly reports.
- Stay knowledgeable about competitive communities' rent levels and amenities.
- Stay informed about community and area facts and statistics.
- Assist in maintaining accurate resident records.
- Maintain a clean and organized office (dust, vacuum, etc. when necessary).
- Keep the manager informed of changes in the area that may affect occupancy, rent levels, marketing, and the physical needs of the apartment community.
- Perform any other duties as outlined by the manager and/or supervisor.
Physical Requirements:
- Alternate between standing, walking, and sitting depending on the task.
- Frequently bend, stoop, climb stairs, push or pull, pick up litter, file, show and walk the property, and lift and store supplies.
- Constant need to read and complete forms.
- Constant need to communicate in person and by telephone.
- Apply principles of logical thinking to define problems, collect information, and initiate the most efficient plan of action.
- Effectively share ideas, images, and goals with others.
