Multifamily Ground Up Modular Project Manager/Affordable Housing PM
PRECISION GCC is a best-in-class multifamily construction management company with 33 years' experience of excellence in our niche. We are seeking a Construction Project Manager with previous experience managing the construction process for a multifamily build. This individual will be responsible for coordinating all the site construction activities and City Inspections for the projects with an emphasis on contracts, related specifications and fiduciary activities.
There are 3 projects needing oversite: A ground up Modular Multifamily build- 25 units using modular building techniques and 2 affordable housing rehabilitations with traditional wood framing. PRECISION GCC has a growth trajectory in Los Angeles and anticipates many more projects of similar scope over the next decade.
Multifamily Superintendent Requirements
- Minimum of 3 years hands-on multi-story occupied multifamily / commercial Project Manager experience.
- Proficient in reading and understanding construction documents (architectural, structural, mechanical, specifications, etc)
- Strong interpersonal skills with ability to manage the tenants' relationships.
- Working knowledge with MS Project and electronic scheduling required
- Previous experience working on multifamily construction projects.
Multifamily Project Manager Responsibilities Requirements
- Lead and manage a project-oriented construction management team comprised of project engineers and construction administrative accountants on concurrent multifamily residential construction projects
- Lead and coordinate with all key stakeholders, including the authorities having jurisdiction, utility companies, public works, city and county entities who issue permits and require approval for completion of projects, to facilitate a streamlined construction from start to completion
- Facilitate daily/weekly status meetings to refine workflow processes to meet the need for speed and quality.
- Demonstrate stewardship in executing construction deliveries on budget and on schedule based in a for-profit affordable housing mission.
- Take ownership of hard cost budget and schedule, recommend proactive measures to keep to budget and schedule, and stay ahead of issues.
- Create and share comprehensive schedule and budget control tools, including spreadsheets and other relevant resources, to monitor expenditure and ensure the completion of all critical paths within the specified project timeline
- Provide weekly and monthly written updates on key metrics to critical paths and milestone activities.
- Develop innovative strategies to reduce expenses, track budgetary expenditures, and minimize construction timelines
- Provide guidance, leadership, and mentoring to Assistant Project Managers, and Project Engineers, offering expertise on technical matters and addressing complex project issues that arise during the construction process
EDUCATION & EXPERIENCE
- Bachelor's degree in construction management, Architecture or related field nice to have but not necessary.
- Minimum 3 years' construction project management experience in the multifamily or modular building environment
- Experience Project Managing a multifamily build.
