What are the responsibilities and job description for the Night Maintenance Manager position at Premier Island Management Group?
Status: Full-Time Year Round
Salary: $60,000
Day/Hours: Tuesday - Saturday. 2:00 pm to 10:30 pm. Tuesday - Saturday. (Schedule can vary based on business needs.)
Education, Experience, and/or Special Skills: A BS or BA degree is preferred. Management experience required. Construction/Maintenance experience required.
Summary of the main function/purpose of the position: To manage the unit maintenance team, tower maintenance team, and pool maintenance team during the evening shift.
Key Principal duties/responsibilities (5-8):
- Supervision of unit maintenance, tower maintenance, and pool maintenance during the evening shift
- Overseeing the maintenance billing process and work order proofreading
- Parts procuring and ordering
- Inventory control
- Overseeing special construction projects
- Evening emergency response – fire alarms, floods, rainstorms, etc.
- Overseeing vendors and contractors
- Training of line staff
- Quality Control and property inspections for both Tower and Unit Maintenance Teams
- Special events set up and breakdown
- Pools hands-on maintenance, inspections, and repairs
Occasional duties or projects which may be performed at irregular intervals:
- Hurricane / tropical storm preparation
- Assisting tower and unit maintenance technicians with daily tasks
- Any other tasks as assigned by the management
III. Accountability: Areas in which the position is accountable/responsible:
Records: Maintain accurate financial and work records.
Safety: Perform all assigned tasks safely and train other employees.
Customer Service: Assist owners and guests with any needs. Respond to customer complaints.
Dept. Specific: Hands-on management, holding employees accountable for their work, disciplining employees
Supervisory Responsibility:
Supervises the entire maintenance department during the PM shift.
V. Educational and/or equivalent in experience requirements:
High school diploma required.
A BS or BA degree is preferred. Management experience required. Construction/Maintenance experience required.
Specialized or technical educational requirements:
- Extensive maintenance knowledge is required.
- Ability to read, analyze, and interpret written instructions and reports.
- Ability to produce clear and concise reports using email, MS Word
- Business correspondence – electronic mail
- Mathematical skills required.
- Basic understanding of accounting and finance.
- Ability to solve practical problems. Ability to interpret a variety of instructions when furnished in written, oral, or scheduled form. Ability to receive information from multiple sources and to compile it together for implementation
- Safety training is preferred.
- Ability to operate fire alarm and fire suppression systems on a basic level
- Basic knowledge of pools, pool chemicals, pool equipment, and pool plumbing is required
Certification or licensing requirements:
Valid Florida Driver’s License, clean driving record
CPO certification is preferred.
VI. Specialized equipment or machines used in the course of the duties of the position.
Ensure all safety protocols are followed in terms of operating power tools and hand tools, scissor lifts, bobcats, etc, safely.
Computer skills: word processing, spreadsheets, PowerPoint, internet, and e-mail.
Understanding of computer office software and telephone systems
Ability to operate power equipment – bobcat, pallet jacks, etc.
VII. Physical demands:
While performing the duties of this job, the employee is regularly required to use their hands and is required to talk and hear.
The employee is frequently required to stand, sit, and walk. The employee will often be required to reach with hands and arms. Specific vision abilities required by this job include close vision, peripheral vision, and the ability to adjust focus.
Ability to lift 50 lb. on a repeat basis. Ability to perform intensive physical work in the hot outside environment while setting up / breaking down special events. Ability to move large quantities of furniture during special events.

Outside: 60%, Inside in an office setting: 40%.

IX. Additional Remarks:
Ability to work with minimum supervision and a high degree of autonomy.
Ability to work a minimum of 55 hours a week
The work schedule is 3 pm – 11 pm with Sunday and Monday off. On the days of special
events (weddings, conventions, group functions, etc) the work hours extend to at least
1 am. Special events occur at least once a week in season.
During shoulder seasons, special events occur at least twice a week.
Days off and work hours are subject to change with short notice as needed due to business
demands.
Ability to answer phone calls on a 24/7 basis, be able to come into work outside of regular
working hours as requested by the management
