Job Summary
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of a luxury intracoastal property, ensuring its smooth operation and maintaining an exceptional living experience for residents. The ideal candidate will be responsible for ensuring the property is well-maintained, managing tenant relationships, and maximizing property value through effective leasing strategies. This role requires strong organizational skills, attention to detail, and a commitment to providing excellent customer service.
Duties
- Manage all aspects of property leasing, including screening tenants and executing lease agreements.
- Maintain positive relationships with residents by addressing their concerns promptly and effectively.
- Manage and supervise maintenance staff and external vendors.
- Oversee property maintenance and repairs, coordinating with vendors and contractors as necessary.
- Utilize community platform (Pilera) to track maintenance work orders, tenant communications, and communicate with residents.
- Prepare and implement emergency protocols and procedures.
- Conduct regular inspections of properties to ensure compliance with safety standards and local laws.
- Prepare administrative reports on property performance, occupancy rates, and maintenance issues.
- Negotiate contracts with service providers to secure favorable terms for property management services.
- Manage budgets related to property operations and maintenance while ensuring adherence to financial guidelines.
- Collaborate with the Facilities Management team to address any facility-related issues that may arise.
- Enforce property and association rules and regulations.
- Maintain a safe environment for residents and visitors.
- Attend monthly board meetings.
- Report to Senior Manager Weekly.
Qualifications
- CAM License
- Proven at least three (3) years experience in property management.
- Strong knowledge of customer relationship management principles and practices.
- Familiarity with Pilera is a plus.
- Excellent organizational skills with the ability to manage multiple tasks simultaneously.
- Strong negotiation skills to effectively manage contracts and vendor relationships.
- Knowledge of relevant laws and regulations governing property management is essential.
- Proficient in administrative tasks including filing, record keeping, and reporting.
- Ability to work independently and as part of a team in a fast-paced environment.
