GENERAL SUMMARY
Leads and directs workflow of Production Team to ensure compliance with company standards in quality workmanship, services, processes and profitability. Manages and balances the estimate, scope of work, internal cost control and timelines of multiple projects. Meets with Clients to develop an understanding of client expectations and develop a project plan to meet their needs. Collaborates with Clients, trade partners, suppliers, and internal craftsmen balancing customer expectations and project goals. Proficient use of Microsoft Office and Outlook is required.
ESSENTIAL JOB FUNCTIONS
Estimating / Sales:
- Meets with Clients to determine scope of work (labor hours, material dollars, and required subcontractors)
- Communicates scope of work and material requirements to vendors and subcontractors to obtain bids
- Creates and/or reviews construction budgets based on analysis of home plans and specifications
- Creates and/or reviews writing contracts, purchase orders, change orders, and material orders
- Reviews subcontractor bids and submittals for accuracy and completeness
Trade Partner / Vendor Relations:
- Maintains a list of qualified trade partners and vendors based on continual search efforts
- Select trade partner(s) and vendor(s) appropriate for each job
- Negotiates service and material prices to match economic status
- Builds solid, trusted relationships with trade partners and vendors
Manage Daily Operations of Production Team:
- Creates and/or reviews product literature, shop drawings, and changes to Architects, Trade Partners, and Clients
- Continuously monitors cost analysis reports and project projections
- Executes change orders to accurately illustrate labor hours, material dollars, required subcontractors, and schedule adjustments
- Oversees all project purchasing functions resulting in efficient, accurate, and timely materials
- Directs workflow and serves as the Clients' production manager for assigned projects
- Develops, maintains, and evaluates project schedules and collaborates with staff to successfully drive project to completion
- Identify potential risks affecting project profit, costs, schedules and client relations
- Maintains continuity among work teams by documenting and communicating actions, irregularities, and continuing needs to be considered for process improvement
- Creates and/or reviews all weekly project recaps
- Composes, manages, and updates project files while maintaining a well organized system for information retrieval
Performs other duties as needed and directed.

Experience Requirements:
Must have 5 years experience in construction. New home construction knowledge is preferred.

Salary: $25.00 to $40.00 per hour (based on experience)
