The Maintenance Technician II is responsible for performing repairs, troubleshooting, and performing preventive maintenance at their property. The Maintenance Technician II assists with maintaining the physical integrity of the property, which involves ensuring a safe, secure and comfortable living environment.
Essential Job Functions
Schedules and performs routine preventive maintenance on all appropriate equipment as directed by Maintenance Supervisor and Property Manager. Inspect and maintain all tools and company golf carts in excellent condition.
Determines from blueprints, drawings, plans, sketches, and other specifications or from personal knowledge, type and quantities of material and equipment required. Selects and facilitates efficient work procedures.
Maintains awareness of the condition of the property and unit interiors. Immediately reports and / or corrects unsafe conditions; for example, broken gates leading to the pool, broken steps, open holes, broken / burned out exterior lights.
Assists in keeping grounds neat and free of litter. Rake, sweep, shovel, and plow as circumstances warrant.
Sharpens, cleans, stores, lubricates, adjusts and performs repairs on tools and equipment. Has a thorough understanding how to operate equipment including hand and power tools.
Maintains knowledge of spare parts / supplies inventory and informs Maintenance Supervisor of shortages.
Performs work area clean up and follows safety related procedures.
Diagnoses and performs minor and routine maintenance / repairs, as directed, including but not limited to the following on a daily basis :
Electrical - Examines and repairs electric circuits and components.
Plumbing - Repairs and replaces piping systems and fixtures including opening clogged drains.
A / C and heating systems- Diagnoses, repairs and replaces systems and components.
Appliances - Examines, diagnoses and repairs all components of all major appliances.
Walls - Repair damaged plaster / drywall surfaces of walls and ceilings matching existing surfaces.
Paint - Repairs and paints any areas required.
Concrete - Repair damaged concrete and other masonry defects.
Pool areas, tile, Jacuzzi, pool furniture.
Chemicals - Diagnoses and evaluates problem, applies chemicals as instructed by chemical manufacturer using proper safety and application equipment. Maintains accurate records.
Pools - Maintains pools, chemicals, circulation system, and safety equipment and rules according to guidelines.
Inspects and helps coordinate all needed make-ready repairs and services. Assist make-ready staff as required to meet deadlines.
Changes locks and makes keys.
Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
Ensures that storage areas and utility rooms remain locked when not in use.
Maintains awareness of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
Reports all major repairs and requisition needs to Maintenance Supervisor and Property Manager prior to any expenditure of funds.
Performs any additional duties assigned by Maintenance Supervisor and Property Manager.
Conducts all business in accordance with Company policies and procedures, Fair Housing, American with Disabilities Act, state & federal laws, OSHA, and all other laws pertaining to housing.
Knowledge, Skills, and Abilities
Minimum two years of maintenance experience; multifamily industry experience preferred.
CPO and HVAC certification preferred; Ability and willingness to obtain CPO and HVAC certification required.
Demonstrated experience of maintenance systems, including inventory control, preventative maintenance, and work order record keeping.
Demonstrated experience of mechanical systems and equipment including HVAC, landscaping, carpentry, plumbing, painting, hydraulic systems, and electric motors.
Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt / ohm meters.
Proficiency in plumbing repairs and troubleshooting.
Ability to provide technical assistance to other maintenance associates as needed.
General knowledge and ability to maintain modern building equipment and systems.
Strong written and verbal communication skills.
Demonstrated ability to troubleshoot and problem-solve.
Ability to perform in a busy, changing, multi-tasking work environment.
Ability to pay close attention to detail and adhere to strict deadlines.
Valid driver’s license required.
Floating Positions : Ability and willingness to travel between assigned properties required.
High School diploma or equivalent experience required.
