What are the responsibilities and job description for the Painter position at Prime Management LLC?
FUNCTION: Performs routine painting in apartments and all common areas in order to maintain the physical integrity of the community.
REPORTS TO: Maintenance Supervisor
RESPONSIBILITIES: (Including, but not limited to)
Cover trim, floors, furniture, and other surfaces with masking tape, drop cloths and other protective coverings to keep them free of paint.
Setting up ventilators and other safety equipment to protect Painters from unhealthy fumes.
Preparing surfaces to be painted by washing them, filling holes and cracks with putty and sanding them until they’re smooth.
Applying primer and other sealers to paint surfaces to ensure that paint sticks to them.
Mixing and matching paint, stain and other finishes to job specifications.
Applying paint, stain and other finishes to paint surfaces using paintbrushes, rollers, or sprayers.
Completes visual inspection of product to ensure paint and primer applied meet manager and quality requirements.
Cleans work area and equipment and replenishes supplies at end of shift.
Properly disposes of all hazardous waste.
Maintaining an inventory of supplies like paint brushes, rollers, and tarps
Reviewing and implementing work orders and assignments
Removing and reinstalling fixtures (e.g., doorknobs, electric switch covers) as necessary
PHYSICAL REQUIREMENTS:
Constant need (66% to 100% of the time) to be on feet.
Have constant need (66% to 100% of the time) to perform the following physical activities:
Bend/Stoop/Squat: Perform routine maintenance/repairs, pick up tools and needed equipment.
Climb Stairs: Service requests, make-ready needs for 2 and higher apartments.
Push or Pull: Move equipment, appliances, open and close doors, etc.
Reach Above Shoulder: Perform routine maintenance/repairs, stock and remove equipment, parts, etc.
Climb Ladders: Perform routine maintenance/repairs.
Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs.
Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs.
Writing: Inventory maintenance, requisition requests, required maintenance reports.
Lifting/Carrying (supplies, replacement parts, ladders, etc.):
Over 150 lbs.: rare need (less than 1% of the time)
75 -150 lbs.: Occasional need (1% to 33% of the time)
25 to 75 lbs.: Frequent need (33% to 66% of the time)
1 to 25 lbs.: Constant need: (66% to 100% of the time)
NOTE: Lifting and carrying weights exceeding 50 lbs. is to be accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, a/c units, abandoned sofas, etc.

Must have professional painting experience
Ability to follow directions
Customer service skills
Ability to complete task.
Attention to detail
Written and verbal communication skills
Must be able to meet deadlines for finishing assigned work
HOURS: Monday – Friday 8:30 – 5:00
SALARY: $20.00 - $24.00 per hour
LOCATION: Saratoga Springs
