Job Overview
We are seeking an experienced Property Manager to oversee the daily operations of our apartment properties in Reno, NV, while advancing business development initiatives. This role requires a seasoned professional with at least 3 years of property management experience, adept at managing multiple properties, fostering community engagement, and driving financial performance. The ideal candidate will blend operational leadership with strategic insight, supported by a salary base plus commission opportunities (e.g., leasing bonuses, business development incentives).
Responsibilities
- Oversee the daily operations of all apartment properties, ensuring efficiency and resident satisfaction.
- Lead and manage on-site staff, including hiring, training, motivation, and performance development, ensuring all community associates are performing effectively.
- Drive business development efforts, identifying opportunities to enhance property value and expand our portfolio.
- Develop and maintain productive relationships with vendors and contractors to support property needs.
- Conduct regular property inspections, oversee revenue collection, handle delinquent accounts, and assist in budget preparation.
- Manage social media presence and engage with the community to strengthen resident relationships.
- Administer accounts receivable, posting rent payments, and manage accounts payable, ensuring timely vendor payments.
- Assist the General Manager in all aspects of community operations.
- Monitor and enforce compliance with all company policies, procedures, tenant regulations, and applicable laws.
- Set short- and long-term strategies based on an understanding of market cycles.
- Communicate effectively and collaborate with staff, residents, and vendors to ensure seamless operations and strong relationships.
Qualifications
- Minimum of 3 years of property management experience, with expertise in multi-property oversight.
- Proven success in operational management, business development, and financial performance.
- Strong understanding of market cycles and ability to develop strategic short- and long-term plans.
- Experience building and maintaining relationships with vendors and contractors.
- Practical knowledge of accounts payable, receivable, and handling delinquent accounts.
- Strong communication skills and the ability to collaborate effectively with staff, residents, and vendors.
- Proficiency in property management software (e.g., AppFolio) and social media platforms preferred.
- Valid driver’s license and reliable transportation (travel between properties required).
- Real estate license or certifications (e.g.,PM Permit) advantageous but not required.
