We seek a dedicated House and Property Manager to manage and maintain a high-end property in Aspen. This role focuses on overseeing the overall operations of the property, ensuring it operates efficiently and meets the high standards of the employer. The manager will hire and supervise a dedicated person to handle exterior and handyman tasks. The ideal candidate will bring a diverse skill set, a strong work ethic, and a commitment to exceptional service.
Key Responsibilities:
Property Management:
• Day-to-day Operations: Oversee all aspects of property management, ensuring compliance with local laws, safety regulations, and best practices. Conduct regular property inspections to assess maintenance needs.
• Routine Maintenance Checks: Implement a preventive maintenance schedule for key systems and equipment, including HVAC, plumbing, and electrical systems. Conduct periodic checks to identify and resolve issues before they escalate.
• Service Contracts: Develop, negotiate, and manage yearly service contracts and maintenance agreements in alignment with budgetary goals. Regularly review and update contracts to ensure they reflect current needs and standards.
• Project Oversight: Act as the Employer’s representative for construction, renovation, and design projects. Engage with contractors and vendors, set timelines, and manage project execution to ensure quality and efficiency.
• Vendor Supervision: Establish and maintain relationships with service providers, ensuring quality work and adherence to service agreements. Conduct performance evaluations of vendors to ensure standards are met.
Housekeeping & Property Upkeep:
• Property Upkeep: Ensure all areas of the property are clean, organized, and well-kept. This includes overseeing routine cleaning and maintenance tasks, and collaborating with the hired handyman for outdoor spaces and repairs.
• Inventory Management: Manage inventory of supplies, equipment, and maintenance tools, implementing effective ordering and stocking procedures to ensure all necessary items are readily available.
• Event Coordination: Assist in planning and executing small to mid-sized events, including setup, breakdown, and coordination with vendors and service providers.
Financial Management:
• Budgeting & Expense Tracking: Assist with managing the property’s operating budget. Track expenses related to property maintenance, housekeeping supplies, and service agreements.
