Property Management- Bookkeeper Role
We are seeking a detail-oriented Bookkeeper with experience in property management to handle rent postings, balance collections, and eviction processing. The ideal candidate will be responsible for maintaining tenant accounts, processing move-out statements and ensuring accurate financial records for rental properties. This role is crucial in ensuring timely rent payments, enforcing lease agreements, and supporting the property management team in financial operations.
Key Responsibilities:
Rent Collection & Accounts Management:
- Post rent payments and late fees to tenant accounts.
- Track and follow up on outstanding balances, ensuring timely collections.
- Reconcile tenant accounts and apply payments accordingly.
Delinquency & Eviction Process:
- Monitor delinquent accounts and initiate collection efforts.
- Prepare and serve 3-Day Notices to Pay or Quit in compliance with local regulations.
- Coordinate with legal teams and property managers on eviction cases.
- Maintain detailed records of all notices, communications, and eviction proceedings.
Move-Out Processing & Financial Reporting:
- Calculate and process move-out statements, including security deposit deductions and final account settlements.
- Ensure accurate record-keeping of damages, unpaid rent, and other charges.
General Bookkeeping & Compliance:
- Maintain organized financial records for each property.
- Reconcile tenant ledgers, and general ledgers regularly.
- Ensure compliance with fair housing laws and local eviction procedures.
- Assist with file audits and financial reporting as needed.
Qualifications & Skills:
- Experience: Minimum of 2 years in bookkeeping, specifically in property management.
- Software Proficiency: Experience with Yardi, AppFolio, QuickBooks, Rent Manager, or similar property management accounting software.
- Strong knowledge of lease agreements, fair housing laws, and eviction procedures.
- Excellent organizational and time-management skills.
- Strong communication skills for tenant interactions and collection efforts.
- Ability to work independently and meet deadlines in a fast-paced environment.
