Overview
We are seeking a dynamic and results-driven Regional Manager to oversee our communities across multiple locations. The ideal candidate will possess strong leadership skills and a proven track record in managing teams, and improving occupancy. The Regional Manager will work closely with senior management, property managers and internal departments to ensure that each property performs at a high-level. This role is essential for ensuring that our regional objectives align with the overall business strategy while fostering a culture of excellence and accountability.
Duties
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Core duties and responsibilities include the following. Other duties may be assigned.
Effectively lead geographically dispersed teams of property management professionals to operate a portfolio of assigned properties.
Complete regular site visits to each property to engage with the site teams, complete quarterly audits, and recommend maintenance and capital improvements
Successfully recruit, train, and develop high-performing associates in all site level roles to maximize the performance of our sites and develop the future leaders of our company.
Provide performance coaching to under-performing site associates, initiate disciplinary action, and complete approved terminations as necessary.
Work directly with Property Managers to prepare aggressively achievable site budgets that meet or exceed the goals of the owner/investor.
Manage the financial performance of each property to ensure compliance with the approved budget, produce accurate financial reports, and provide advance notification of anticipated out of budget expenses.
Review and approve property invoices, resident refunds, leasing commissions, and monitor the use of credit cards issued to on-site associates.
Develop, implement, and continually evaluate a unique marketing plan for each property with the assistance of the marketing department and on-site team.
Continuously evaluate and communicate suggestions for improving site and/or corporate operations and participate in the discussion and decision-making process of enacting positive change.
Coordinate all construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline (scheduling) and approval of completed projects.
Ensure sites are prepared for hazardous weather situations in order to minimize damage to the property.
Maintain a positive attitude and provide excellent customer service to our residents, owners/investors, and other associates.
Follow established company policies and complete all work in an ethical, fair, and consistent manner.
Complete all other tasks as assigned.
SUPERVISORY RESPONSIBILITIES:
Directly supervises numerous site level employees within the property management department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION AND/OR EXPERIENCE:
· Bachelor’s degree or equivalent; or related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS:
· Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
COMPUTER SKILLS:
· To perform this job successfully, an individual should have knowledge of Database software; Internet software; Spreadsheet software and Word Processing software.
OTHER QUALIFICATIONS:
· Sound business acumen and the ability to gather information required to make educated decisions.
· Must have the ability to manage multiple demands concurrently in an organized manner.
· Excellent oral and written communication skills using the English language.
· Excellent working knowledge of computers and the Microsoft Office Suite.
· Knowledge of Voyager Property Management software a plus.
