What are the responsibilities and job description for the Maintenance Tech position at Property Management Enterprises LLC?
Requirements:
- Basic knowledge and experience, coupled with diagnostic and repair skills, for each of the following trades is preferred: Appliance Repair, Carpentry, HVAC, Electrical, Plumbing, and Painting
- Ability to read and comprehend documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Good written and verbal communication skills
- Valid Driver’s License with acceptable driving record and criminal background check
- Access to dedicated and reliable transportation
- Able and willing to work flexible hours and participate in the on-call rotation
- Must provide basic hand tools
- Able to prioritize and schedule work assignments according to property needs while ensuring an outstanding level of customer service
- Ability to work with confidential information
- EPA 608 Certification Type I and Type II (preferred)
- Able to perform the essential physical qualifications (listed below)
Responsibilities:
- Assist in the maintenance and upkeep of apartments, buildings, common areas and grounds through Service Requests or direction by Management
- Inspect property for cleanliness, trash removal, abandoned vehicles etc. and report suspected lease violations to Property Manager
- Perform seasonal grounds duties as needed
- Participate in apartment turn-key process and preventative maintenance programs
- Contribute to the organization and inventory control of the Maintenance Shop and other storage areas, with emphasis on safety concerns and unit keys
- Participate in the care, maintenance, and inventory of all company owned equipment
- Application of all safety standards and practices associated with maintenance operations
- Effectively communicate with residents, vendors and other employees in a professional and courteous manner
- Wear appropriate safety equipment as tasks dictate
- Assist other team members and complete other projects and duties as assigned

- Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception
- Ability to work long hours in inclement weather and emergency situations such as snow removal, excessive heat, storms, etc.
- Work in awkward, confining or uncomfortable positions
Authority:
- Recommend changes to the position and job duties which will improve efficiency and safety
Relationships:
- Reports to the Maintenance Supervisor
- Takes direction from the Maintenance Supervisor, the Director of Property Management, the Assistant Director of Property Management, and the Property Manager
- Internal contacts: managers and associates
- External contacts: residents, vendors, and guests
