Job Summary:
Complete assorted painting functions to maintain and enhance all aspects of the property’s appearance, performance, and livability. Perform work in vacant apartments in a timely and efficient manner. As a member of the Maintenance Team, ensure that the property meets or exceeds the Company’s high standards of quality.
Requirements:
- Extensive painting knowledge, coupled with a minimum of 2-3 years of in-field experience, both in the areas of Painting as well as in Drywall Repair and Replacement
- Able to perform the essential physical qualifications (listed below)
- Ability to read and comprehend documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Valid Driver’s License with clean driving record and criminal background check
- Excellent communication skills, both written and verbal
- Access to dedicated and reliable transportation
- Able and willing to work flexible hours
- Must provide own hand tools
- Able to prioritize and schedule work assignments according to property needs while ensuring an outstanding level of customer service
Responsibilities:
- Prepare vacant or occupied units prior to painting (i.e., remove nails/hooks and fill holes, caulk trim and molding, repair sheet-rock damage / tape seams and remove switch plate covers, doorknobs, light fixtures, etc. Additionally, tape off and cover all areas not to be painted to prevent over-spray. Further preparations may be required based on the condition of the unit)
- Apply paint (latex or oil) with brushes, rollers, sprayers, or other standard equipment to walls, ceilings, doors, baseboards, molding, porches, garages, and other surfaces.
- Operate, clean, and maintain all painting equipment, including brushes, rollers, and sprayers. Safely store and label all materials, supplies and equipment.
- Erect ladders and other work platforms as necessary in a manner consistent with proper safety procedures.
- Clean up all painted areas after completion.
- Participate in property walks for cleanliness, trash removal, checking for abandoned vehicles, and report suspected lease violations to Property Manager
- Contribute to the organization and inventory control of the Maintenance Shop and other storage areas, with emphasis on safety concerns and unit keys.
- Participate in the care, maintenance and inventory of all equipment owned by the property and/or the company.
- Application of all safety standards and practices associated with painting operations
- Effectively communicate with residents, vendors, and other employees in a professional and courteous manner.
- Wear appropriate safety equipment as tasks dictate.
- Assist other team members, complete other projects & duties, as well as any other tasks assigned by Supervisor

- Frequently stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb ladders; balance; kneel; crouch; crawl; talk; hear; lift and/or move more than 50 pounds.
- Occasionally sit; lift and/or move more than 70 pounds; push and/or pull using appliance dolly up to 200 pounds.
- Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception.
- Ability to work long hours in inclement weather and emergency situations such as snow removal, excessive heat, storms, etc.
- While performing the duties of this job, a Painter will occasionally be required to work in awkward, confining, or uncomfortable positions.
Non-Essential Physical Qualifications:
- Running and lifting over 15 pounds

- Recommend changes to the position and job duties which will improve efficiency and safety
Relationships:
- Reports to the Maintenance Supervisor
- Takes direction from the Property Manager, Director of Property Management, and Assistant Director of Property Management
