Job Title : Senior Project Manager

Position Overview :  We are looking for a seasoned Project Manager with over 10 years of experience, particularly in building superstructures, foundations, interior construction of multifamily units, exterior building envelop, and a true understanding of coordinating the day to day which will help grow Propolis' construction department. Our upcoming project phases will explore innovative construction methods, including cold-formed steel builds, panelization, modularization and concrete structures in Urban settings. In this role, you will oversee and manage all phases of construction, ensuring that our projects are completed with the highest standards of structural integrity, quality and safety. Your extensive knowledge and leadership will be pivotal in driving the successful execution of our construction projects.

Key Responsibilities :

  • Project Coordination :

Oversee the management of construction projects from inception to completion.

  • Coordinate closely with clients regarding construction activities, job progress, and owner coordination requirements.
  • Expedite permitting processes with building code officials and relevant authorities.
  • Manage the design, permitting, and construction schedules to ensure milestones are met.
  • Stakeholder Engagement :
  • Foster and maintain positive relationships with architects, contractors, subcontractors, and vendors.

  • Provide clear and concise updates to clients and ownership on project status.
  • Lead and attend progress meetings, track project risks, and produce meeting minutes, agendas, and detailed two-week lookahead schedules.
  • Cost & Budget Management :
  • Validate construction estimates and monitor cost control measures.

  • Manage project budgets and financial reporting, ensuring adherence to financial goals.
  • Negotiate and manage contracts, subcontracts, change orders, and purchase orders.
  • Hold vendors and contractors accountable for delays and cost overruns.
  • Quality & Safety Assurance :
  • Ensure Field Quality Verification (FQV) and Safety Inspections are completed regularly.

  • Monitor field staff reports, including daily field reports and photographic documentation of work activities.
  • Oversee implementation of the Quality Assurance / Quality Control (QA / QC) program.
  • Schedule Management :
  • Develop and maintain the Master Project Schedule, ensuring its effective implementation.

  • Analyze risks and address schedule-related issues, including long-lead materials or equipment impacts.
  • Work as a scheduler to create thorough and realistic project timelines.
  • Leadership & Risk Management :
  • Lead efforts in risk evaluation, contract negotiations, and pricing decisions.

  • Define and communicate a clear project roadmap with short- and long-term goals.
  • Provide strategic leadership throughout design, pre-construction, construction, and closeout phases.

    Propolis is a vertically-integrated real estate development and property management firm specializing in efficient high-density, mid-rise (3-8 stories) residential buildings. The company develops aspirational but attainable housing on infill lots in urban centers with the goal of being best in class. Propolis is completing its six building by the end of the year and has over 10 projects in different phases of development.

    We use a unique residential-hospitality operational model that includes coliving, micro-units, traditional long-term leasing, and short-term rentals. All our apartments are super efficient and come fully-furnished (with utilities included), appealing to young professionals who save an average of $200-300 / month versus renting a studio in the area. On the flip side, our investors benefit from increased returns that are nearly unheard of in prime real estate markets. We are primed for accelerated growth and in need of a motivated, experienced Construction Superintendent with a deep expertise in building structures and foundation to join our team.
