Prospect14 focuses on the scaled origination and development of renewable energy and energy storage projects in multiple markets in the United States. Since its inception, Prospect14 has originated approximately 5GWdc of solar and solar storage projects.
Prospect14 is developing utility-scale and community solar energy projects across North America. We enable landowners, power purchasers, and later-stage project developers to participate in the rapid growth of the solar energy market.
Position Overview – Real Estate Paralegal
As part of our growing team, we are seeking a seasoned Real Estate Paralegal. The successful candidate's primary responsibilities will be to oversee lease option agreements, track payments and manage title review and curative work for solar and battery storage development projects. This is a crucial role in securing land rights, ensuring compliance with legal and regulatory requirements and facilitating the development of solar and battery storage energy projects. The successful candidate should also real estate and corporate paralegal skills. Attention to detail, strong writing skills and knowledge of land management and title processes will contribute to the success of the Prospect14 team. This position will initially report to the Real Estate Manager, while working closely with various internal teams.
This position is hybrid with a required 3-4 days in office (Ardmore, PA).
The Real Estate Paralegal's work will support several functional areas of Prospect14's business :
Real Estate Matters
- Support the Real Estate Department in perfecting documentation related to real estate acquisitions / solar lease option agreements, identifying title deficiencies post-acquisition, and curing title deficiencies in preparation for option execution or project sales and transactions;
- Support Prospect14's Land and Origination teams in due diligence of potential project acquisitions, including document review and pre-closing due diligence;
- Prepare and coordinate the execution of real estate agreements, such as lease and easement agreements (and associated memoranda, amendments, estoppels and terminations) and various other land and title documents, in coordination with Prospect14's Land, Development and Transaction teams;
- Receive real estate documents, including option agreements, leases, easements, and memoranda; log, scan, and save these documents in organized digital and paper files;
- Enter and maintain data related to these agreements in Prospect14's databases;
- Prepare cover letters and / or emails to landowners and county recorders' offices communicating payments, notices, and recordable documents; and
- Record memoranda of options and leases, and easement agreements, with county recorders of deeds.
