The Real Assets (RA) unit is responsible for the management of CalPERS assets in various investment sectors, including real estate, infrastructure, and forestland. The strategic objective of RAU is to provide a stable long-horizon income return, diversification to equity risk, and a partial inflation hedge. Under the direction of the RA Investment Director (ID), the Associate Investment Manager (AIM) will ensure appropriate processes, controls, systems, and risk management are in place within their area of responsibility to implement investment strategies.

Duties include but are not limited to:

  • Evaluate and exercise judgment in making recommendations to Senior Management and the Real Assets Investment Committee.
  • Assists the Investment Director (ID) in performing asset management duties for assigned partnerships and assets.
  • Oversee the work of external consultants and advisors, including external legal counsel.
  • Manage the compilation and maintenance of industry data and research sources, financial models, and other analytical tools.

The long-term incentive program provides an additional opportunity of 40% of base salary beginning after five years and when absolute total fund returns meet or exceed board-approved thresholds.

Desirable Qualifications

In addition to evaluating each candidate's relative ability, as demonstrated by quality and breadth of experience, the following factors will provide the basis for competitively evaluating each candidate:
  • Possession of, or working towards an advanced degree in finance (MBA, CFA, CPA, CAIA) or a field closely related to investment, real estate, or infrastructure.
  • Five-plus years of experience working with an investment firm or an asset manager.
  • Five-plus years of Institutional Real Estate, Infrastructure, or Private Equity experience.
  • Experience underwriting and/or managing investment managers/partnerships or portfolio assets.
  • Experience developing and working with financial models.
  • Experience with private markets valuation and capital markets.
  • Experience preparing and presenting investment strategies, financial/performance reports, and developing investment memos.
  • Experience working on large real estate projects, individually or in a team setting.
