Description
The Regional Property Manager – Leased ensures that all leased Publix shopping centers are maintained and are in premier condition. The incumbent is responsible for enforcing lease terms to ensure the safety of our customers and associates, maximizes company sales by ensuring convenient, clean, and pleasant shopping environments, performs onsite inspections and handles all emergency 24/7 maintenance requests.
- Negotiates with landlords of leased centers and/or government agencies regarding large capital items as well as lease amendments
- Handles incoming inquiries, complaints, and comments from Customer Care
- Collaborates among Publix and Landlords in resolving issues relating to the interpretation and compliance with lease provisions regarding lease restrictive use, reporting requirements, CAM payments, insurance, maintenance and repair items while fostering solid working relationships
- Conducts remodel assessments for assigned shopping centers and stores
- Manages and develops the Regional Property Manager Assistant by providing coaching and training for required job functions and preparing the associate for advancement
Required Qualifications
- High School diploma or its equivalent
- At least one (1) year of experience in Real Estate
- Knowledge of property management principles
- Knowledge and understanding of retail environment
- Knowledge and understanding of legal terminology and practices
- Knowledge of construction and architectural design as it pertains to maintenance, remodels, signage, renovations, etc.
- Knowledge of state/city/county ordinances and codes
- Knowledge and understanding of operating expenses and which expenses are reimbursable within the common area maintenance section of the lease
- Knowledge of accounting principles
- Knowledge of fundamental real estate
- Knowledge of maintenance issues that may arise with properties (e.g., roof care, maintenance and replacement requirements, parking lot asphalt care, maintenance, replacement, etc.) and proper methods of repair
- Basic knowledge Microsoft Office (Word, Access, Excel, Outlook)
- Strong negotiation skills, techniques, and strategies
- Ability to read, negotiate and understand legal documents/contracts
- Ability to multi-task and make decisions independently
- Ability to handle sensitive and confidential information
- Physical ability to access roofs
- Willingness to travel, including overnight and extended periods of time, to perform job duties
- Willingness to work a flexible schedule which may include weekends, evenings, and/or holidays
- Must be at least 21 years of age
- Must have a valid driver’s license and good driving record
Preferred Qualifications
- Bachelor’s degree in any field
- Three (3) or more years of experience in the Publix Real Estate department or similar environment
- Knowledge of Publix CQI (Continuous Quality Improvement), WIN (Work Improvement Now), and QDP (Quality Decision Process)

Year End Bonus
As a year-end bonus to associates, Publix issues one month’s extra pay (pro-rated in the first year) each year if associate remains employed through issue date of the bonus check that year. This is calculated as a 13th month of pay in the Potential Annual Pay with Bonus line above.
