Responsible to work with Lanai Builders’ Project Managers and to assist with the completion of projects for Pūlama Lāna`i and its related business entities such as, but not limited to, material quantity takeoff; ordering of materials; and review of shop drawings.

Essential Duties
- Work with Company Project Managers and field foremen while providing supervision over hourly union employees and project subcontractors.
- Establish construction means and methods for self-performing trades on all projects.
- Provide leadership, establish, maintain harmonious working relationships with the on-site staff and workers, and promote a positive project morale.
- Maintain thorough and complete knowledge and understanding of each Subcontract, the contract drawings, specifications and addenda, and assist the Project Manager in the development of on-site procedures for successful completion of the project(s).
- Daily assignment of field crew resources to the various projects underway at any point in time.
- Manage and coordinate activities with other Pulama Lanai departments when their involvement is necessary and required for the timely completion of the project.
- Schedule, coordinate, and manage subcontractors and material suppliers daily to ensure timely completion of tasks.
- Ensure subcontractors’ manpower are sufficient to meet established project completion dates.
- Perform quality control duties and responsibilities for the work being performed.
- Assist Project Manager in the development and refinement of the project schedule, work with the Project Manager to keep the schedules properly updated, and see that the job meets the various required dates.
- Receive and review the Subcontractors Daily Reports of work performed and labor and material employed.
- Review and approve all Lanai Builders hourly field trade timesheets.
- Coordinate required inspections with local jurisdictions.
- Ensure that the job site is always kept in a clean and organized manner.
- Establish and enforce job site quality control programs to ensure quality completion of construction.
- Lead weekly safety meetings and establish and monitor jobsite safety protocols.
- Perform other duties as assigned.
QUALIFICATIONS
- Minimum of 7 years of verifiable experience as a Superintendent, operating in a similar capacity.
- Knowledge and experience in construction of single family, low rise multi-family, commercial construction, and local building codes.
- Full knowledge of site construction.
- Ability arrange all inspection agencies to inspect and accept completed work.
- Able to read blueprints and specifications.
- Knowledge of “each trade” step by step progression in relation to itself, as well as to other trades affected by it.
- Ability to determine at which point in the building process each trade is to begin and what the different phases of each trade are.
- Ability to determine which trades can work together simultaneously.
- Requires excellent written and verbal communication and organizational skills.
- Requires relating to people in a friendly and professional manner.
- Requires working to established procedures and maintaining reliable work attendance.
- Requires the ability to follow oral and written instructions.
- Able to think and make effective decisions quickly.
- Ability to create effective working relationships with people.
- Must be able to maintain a positive attitude and work under pressure.
- Working knowledge of PC based Microsoft Office and MS Project scheduling programs.
- Valid Hawaii Driver’s License and successful review of Motor Vehicle Record
- While performing the duties of this job, the employee is regularly required to talk; listen; stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.
- The employee is occasionally required to sit.
- The employee must regularly lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
- Specific vision abilities required by this job include close vision, distant vision, and color vision.
