ARCHITECTURE - CONSTRUCTION ADMINISTRATOR – NEW YORK
Job Summary :
All projects are directed by the Construction Administrator during the Construction Phase of the project. The Construction Administrator is the Architect’s representative on behalf of the firm, responsible for all work product and communications between the Architect, the Client, General Contractor, Consultants, and Public Authorities. The Construction Administrator is authorized to speak for the firm when dealing with a Client or Contractor in matters concerning the interpretation of the contract documents and is directly responsible to both the Client and the firm for the successful execution of the project.
Principal Accountabilities :
- Be fully aware of the firm-client contract for the design of the project, and of the clients’ objectives. Satisfy the client’s goals.
- Analyze the project scope, the client’s RFP and firm’s proposal with the Project Architect. Organize the work on the project and set forth the procedures to be employed in accomplishing the project goals.
- Review and respond to Submittals.
- Review Requests for Information (RFI’s) from Client or Contractor. Interpret the Contact Documents and respond on behalf of Architect.
- Coordinate and review responses of consultants to Submittals and RFI’s.
- Visit the project site at regular intervals. This includes travel to other areas. Observe the progress of the Work and note any deviations from design intent if observed. Prepare monthly observation reports.
- Review payment applications from Contractor and certify progress of the work.
- Prepare and issue design modifications via ASI’s, Change Orders, and Construction Change Directives, including consultant design modifications
- Notify the Principal of changes in project scope and prepare estimates for additional design fees.
- Keep the Principal and the firm Accounting Department informed on the status of the project.
- Attend meetings with Owner, Contractor and Consultants as necessary. Travel within the US, including overnight stays if needed due to flight schedules, is required.
Education & Experience :
Bachelor’s Degree in Architecture or applicable degree program
8 years of work experience (multi-family or commercial preferred)
Autodesk Revit / Procore Construction Management software / Basic knowledge of Microsoft Office
Certificates, License, Registrations :
Architecture Licensure preferred but not required.
Work Environment :
Many duties are performed in climate-controlled office environment, however, Construction Administrator will be required to visit construction sites to check on progress of project. This may include exposure to heat and / or cold as well as wet or humid weather conditions.
