Position: Tenant Coordinator
Pyramid Management Group is seeking a teammate with a passion for design and project management who can help our team continue to create exceptional spaces and destinations. As a Tenant Coordinator in Pyramid Management Group's corporate office, you will play a key role in managing tenant projects across our portfolio of shopping centers, guiding them from initial lease negotiations to successful openings. Your primary objective is to provide design leadership and design project management within cross-functional teams and to ensure tenants open on or before their lease-obligated dates. In this role, you'll collaborate closely with various in-house teams, including leasing, legal, operations, mall management, construction, and development. You'll also interact with tenants, architects, engineers, city officials, and contractors. Working alongside an energetic leasing team, you will efficiently coordinate and actively drive tenants through the Tenant Coordination process. For priority projects, you may take on more detailed oversight of construction activities, budgets, and schedules, in partnership with the Operations and Construction departments.

This position is full-time in our corporate downtown Syracuse office and conveniently located approx.. 1 mile from Destiny USA.
Goals Objectives
Our primary mission is to guide beautifully designed and constructed tenants to open for business in our centers as early as possible and to facilitate a cooperative, positive, and rewarding process for Pyramid and our tenants. The goals of this position include:
- Support a determined group of highly motivated leasing representatives in their efforts to acquire new tenants and improve overall tenant mixes in all of our shopping centers.
- Ensure consistency throughout our portfolio of shopping centers, identify shared resources, provide centralized perspective with visibility to activity at all centers, and facilitate collaboration.
- Ensure lease obligations are met and all tenants maintain first-class presentations within our centers.
- Enhance the value of Pyramid's real estate property by encouraging exciting retail environments and ensuring a high level of quality throughout the mall's common area.
- Ensure all tenants meet the collective requirements of landlord and tenant design goals, ensure compliance with Pyramid's design standards, and achieve timely, seamless, and well-constructed tenant spaces that open on or before lease required opening dates.
- Provide an excellent experience for all tenants, facilitate longstanding relationships, and develop new partnerships.
Responsibilities Tasks
As a Tenant Coordinator, you will oversee the organization, implementation, and day-to-day management of a variety of tenant projects including retail, restaurant, entertainment, and unique-use spaces within Pyramid Management Group's portfolio of shopping centers. The responsibilities of this position include:
- Support leasing activity, assist in lease negotiations related to design and construction scopes of work, and assist in the preparation of lease exhibits.
- Develop, monitor, and push aggressive project schedules.
- Review internal construction cost estimates, evaluate and implement value-engineering and time-saving opportunities.
- Conduct design kick-off calls with all tenants / architects and ensure a well-coordinated design process from start to finish. Communicate and coordinate closely with all teams.
- Track and manage the design and documentation process for each individual tenant's store improvements, remodels, relocations, or new build-outs.
- Assist with design ideas, renderings, space planning layouts, and finishes.
- Establish, update, and maintain portfolio design standards.
- Review tenant drawings for design compliance, conformance with existing conditions / building systems, building code compliance, and constructability for all tenant and mall projects. Provide drawing review comments and guide design process to facilitate smooth permitting process.
- Oversee and track delivery / possession, lease-obligated dates and milestones, construction progress, and tenant openings.
Qualifications
The ideal candidate will be a self-motivated, driven professional with excellent interpersonal, written, and verbal communication skills, as well as a strong ability to collaborate effectively. They should possess the ability to read and interpret architectural and engineering documents, apply building codes, and have familiarity with ADA requirements. Success in this role requires exceptional organizational skills, effective time management, and the ability to manage multiple projects simultaneously. Key qualifications include strong project management skills, exceptional organizational abilities, and a working knowledge of construction detailing, project scheduling, construction cost estimating, and building systems. Proficiency in MS Word, Outlook, and Excel is required, while experience with AutoCAD, Revit, and Photoshop is a plus but not mandatory.
Education
Degree in architecture, interior design, engineering, constructions administration, or related field.
Experience
Minimum of three years' experience in architecture, interior design, engineering, construction administration, construction, or related field.
Salary : $60,000 - $65,000
