JOB SUMMARY AND SCOPE
The Drywall Estimator is responsible for reviewing and analyzing invitations to bid. Related documents include, but are not limited to, project proposals, schedules, blueprints, and specifications to assess the scope and identify labor, material, and time requirements. Based on project type (tenant improvement/ core and shell), size, and complexity, the Drywall Estimator isolates all elements that will impact project economics and communicate, as needed, with the general contractor client, estimating colleagues, and project management to resolve potential issues. He/she uses estimating software, cost/production databases, and other estimating techniques, experience, and training to generate detailed bid estimates within bid deadlines. Additionally, the Drywall Estimator is responsible for maintaining relationships with general contractor clients -- monitoring and shepherding their proposals from submission to bid award.
Experience with commercial metal stud framing, drywall for exterior and interior systems, lath and plaster, scaffolding, EIFS, exterior systems, plaster, waterproofing, and acoustical ceilings is a must.
DUTIES AND RESPONSIBILITIES
Analyzes all bid and scope requirements upon receipt and through bid completion, including:
- Conduct detailed analysis of contract documents (isometric, as-built, and engineering drawings) and specifications for large hard-bid / lump sum, construction management, and small to medium design-build projects to determine overall project requirements (bonding, insurance, etc.).
- Capture and understand trade scope and communication gaps / missing information.
- Leading pricing of the general expense and project-specific general requirements for medium to large projects (lump sum and construction management).
- Assisting in preparing final tender documents to submit to the client to meet contract requirements.
- Performing conceptual quantity take-offs to support construction management and design-build pursuits.
- Soliciting competitive pricing from trade contractors and suppliers for pursuit support.
- Establish team assignments and identify estimating review dates.
- Review all work performed by estimators in the pursuit of quality and accountability.
- Using contract terms to identify risks/opportunities associated with contract/project document, review all bids, evaluate bids, and select the best trade contractor pricing.
- Lead the development of a conceptual estimate/design-build bid submission for complex projects and with key clients.
- Organize bid closing and prepare to meet the submission deadline.
- Recognize project-specific requirements, site, schedule, and market conditions/contra risks.
- Supervise, coach, train, and mentor direct and indirect reports.
- Developing and maintaining customer-focused solid relationships with all stakeholders, specifically trade contractors for the best price.
What you will bring to the role:
- 3-5 years of progressive experience in construction Drywall/Metal Stud cost estimating with 12 months of onsite experience.
- Experience with a self-perform estimate and productivity understanding.
- Knowledge and understanding of different construction methods, planning, scheduling, sequencing, potential problems, and timelines is an expert in these matters.
- Extensive knowledge of fundamental principles involved in bid preparation, including quantity take-off procedures, trade contractor procurement, pricing, and bid closing procedures
- Experience estimating multiple scopes and working knowledge of applicable products and systems.
- Able to build a conceptual estimate without drawings/specifications.
- Able to review project cost reports (for historical information regarding various disciplines) to use in strategic bid win strategies.
Requirements
MINIMUM QUALIFICATIONS
- High School diploma or equivalent. Some college coursework is desirable.
- Minimum of (3) to six (6) years of experience in the construction industry, emphasizing commercial and public tenant improvement and core and shell projects.
- Experience working with general contractors, subcontractors, and field personnel on all aspects of a project from conception to completion.
- Analyze and access complex project architectural and technical drawings and specifications.
- Proficient with desktop, laptop, and tablet computer hardware and software, including Microsoft Office (Word, Excel, and Outlook), On-Screen Takeoff/Quick Bid, Adobe Acrobat, and Bluebeam. Working knowledge of Computer Aided Drawing (CAD) software is also desirable.
- Capable of using several different research methods and tools.
